Kanab

The midpoint hub with the most options

Mid-range $90-$200/night

Kanab sits squarely between the two parks on US-89, roughly 40 miles from each entrance. Center Street and 100 East hold most of the hotels, restaurants, and gear shops. It is a real town with grocery stores, gas stations, and decent coffee rather than a pure tourist strip. The downside is a 45-minute morning drive to either park entrance. In peak season, May through September, rates run $90 to $200 per night at properties like Hampton Inn and Rodeway Inn on Center Street. Book here and do Zion one day, Bryce the next without ever repacking your bags.

Springdale

Walk to Zion Canyon Shuttle Stop 1

Mid-range $150-$400/night

Springdale runs along Zion Park Blvd directly against Zion's south entrance, a half-mile stretch of hotels, restaurants, and gear shops. Shuttle Stop 1 is at the park gate, walkable from every hotel on the boulevard. In summer the free Zion shuttle runs every 7 minutes from early April through late October, stopping at all major trailheads including Angels Landing and The Narrows. Rates are the highest in the corridor, $150 to $400 per night at Cable Mountain Lodge and Cliffrose Springdale. Bryce Canyon is 85 miles north, a 90-minute drive. You pay a premium but recover it in time and zero parking stress.

Tropic and Cannonville

Quiet base 12 miles from Bryce Canyon entrance

Mid-range $80-$180/night

Tropic sits on UT-12 just 12 miles east of Bryce Canyon National Park, with Cannonville another 6 miles south along the Cottonwood Canyon Road corridor. Main Street in Tropic is four blocks long but holds several motels, a diner, and a small grocery. Bryce Canyon City at the park entrance has more options but charges resort prices. Rates in Tropic average $80 to $180 per night at Stone Canyon Inn and Bryce Trails Bed and Breakfast. Zion is 85 miles southwest, a 90-minute drive. If Bryce is your main event and you want lower prices than the park entrance area, Tropic is the clear choice.

Long Valley and Orderville

Budget-friendly corridor on US-89

Budget $60-$140/night

Long Valley is the US-89 stretch between Mt. Carmel Junction and Kanab, passing through Orderville, Glendale, and Mt. Carmel. No chain hotels exist here, only independent motels, small ranch stays, and vacation rentals at $60 to $140 per night. Zion is 30 to 45 minutes west via the Zion-Mt. Carmel Highway, which passes through a 1.1-mile tunnel carved into a sandstone cliff in 1930. Bryce Canyon is 60 miles north, about 70 minutes. This corridor suits travelers with a car who want to split the geographic difference and pay less than Kanab. Cell service is spotty between Orderville and Mt. Carmel Junction, so download offline maps before you leave.
