Tejon Street runs the spine of downtown, lined with independent restaurants, coffee shops, and a handful of solid mid-range hotels. Pikes Peak Avenue crosses it at the core. You are 10 minutes by car from Garden of the Gods and 90 minutes by road to the Pikes Peak summit. Nevada Avenue heads south toward Fort Carson if that matters to you. The Pioneers Museum sits at 215 South Tejon, free to enter. Parking is easy outside peak summer weekends. Most hotels here are walking distance to the Pikes Peak Center for Performing Arts. The Antlers Brewing taproom sits right on Colorado Avenue if you want something local. Hotels here tend to be smaller independents and extended-stay properties. Rates run noticeably cheaper than downtown. Traffic on Colorado Avenue can back up heading toward Manitou Springs on summer mornings. Parking is free and easy everywhere except the Garden of the Gods entrance lot on weekends.

Elevation here is 6,320 feet, slightly higher than downtown. The Cliff Dwellings museum is 3 miles west on US-24. Streets are narrow and parking can genuinely frustrate you in peak July and August. Many properties are converted Victorian houses turned B&Bs. The vibe is artsy and slightly chaotic.
