Downtown River District

Historic waterfront with walkable dining and real character

Budget $0-$0/night

The River District runs along the Caloosahatchee waterfront between Edwards Drive and First Street. It is compact and the most interesting part of Fort Myers proper. Edison and Ford Winter Estates are 12 minutes on foot. First Street has a solid row of restaurants including The Barrel Room and Nevermind Bar. Centennial Park waterfront is a 5-minute walk for morning runs. Boutique hotels here run $120 to $220 per night. It is not flashy but earns its character. Parking is tight on weekend nights. Good coffee at the Firestone Building on Broadway before noon.

Walk times
  • Edison and Ford Winter Estates 12 min

  • First Street restaurants and bars 3 min
Skip if: You need beach access without a car. Downtown is inland and the nearest Gulf beach is a 20-minute drive south on US-41.
Local tip: The Caloosahatchee riverfront walk at sunrise is completely empty. Walk east from Centennial Park past the marina for the best light and no crowds.

Fort Myers Beach

Gulf-front beach town open again after Hurricane Ian

Budget $0-$0/night

Fort Myers Beach runs along Estero Boulevard on Estero Island from Times Square at the north tip to the quieter south end. Hurricane Ian hit hard in 2022 but the beach is open, hotels are operating, and Times Square is active with bars and shops. Lynn Hall Memorial Park is 3 minutes on foot from most north-end hotels. Prices spike sharply January through March. Skip the mid-stretch chain motels. The north end near San Carlos Boulevard gives the best mix of beach access, dining, and walkability. Budget $150 to $350 depending on season.

Local tip: Walk north past the Times Square crowds toward Bowditch Point Regional Park. Same Gulf water, fewer people, free parking at the north end of Estero Boulevard.

Sanibel Gateway

Best base for Sanibel day trips at 40 percent less than island rates

Budget $0-$0/night

The corridor along Summerlin Road between Bell Tower Shops and the Sanibel Island Causeway puts you 10 minutes from the bridge at a fraction of island prices. Bell Tower Shops on US-41 has 15-plus restaurants including Pinchers Crab Shack and McCormick and Schmick. Cypress Lake Drive connects to Lakes Regional Park for morning walks. Hotels average $100 to $170 per night. It is suburban and car-dependent but the savings are real. You spend your days on Sanibel shelling beaches and sleep here for half the price. Publix on Summerlin is 6 minutes on foot.

Walk times
  • Bell Tower Shops and restaurants 8 min

Colonial Corridor

Highway-convenient budget zone with zero atmosphere

Budget $0-$0/night

Colonial Boulevard and the US-41 stretch from I-75 west toward downtown has the highest hotel density in Lee County and the lowest prices. Hampton Inns, Courtyards, and independent motels line Metro Parkway and Colonial Boulevard. Gulf Coast Medical Center is 5 minutes away. The area is 100 percent car-dependent. College Parkway, running parallel two miles south, has better restaurants than the chain-heavy Colonial strip. Budget $75 to $130 per night. This is purely functional territory: good for road trippers passing through, business travelers, or anyone planning to spend all their time elsewhere in Lee County.

Walk times
  • Gulf Coast Medical Center 5 min
  • Colonial Boulevard chain restaurants 10 min
  • Target at Colonial and Forum Boulevard 8 min
Skip if: You want any sense of place, waterfront feel, or walkable neighborhood. This is purely transactional.
Local tip: Drive two miles south to College Parkway for dinner instead of eating on Colonial. The restaurant density is better and prices are lower on that strip.

What is the best area to stay in Fort Myers for the beach?

Fort Myers Beach is the only area with direct Gulf access. Hotels on the north end near San Carlos Boulevard and Times Square are the best positioned, with the beach 2 minutes on foot. Budget $150 to $350 per night depending on season. Post-Hurricane Ian rebuilding is still visible in some parts of Estero Island, so check recent photos before booking any property.

Is Downtown Fort Myers worth staying in?

Yes, if walkability and dining matter to you. The River District along First Street and Edwards Drive is genuinely enjoyable, with the Edison and Ford Winter Estates 12 minutes on foot and solid restaurant options on every block. Rooms run $120 to $220. The main drawback is that the nearest Gulf beach is 20 minutes south by car.

When is the cheapest time to book a Fort Myers hotel?

September and October are the cheapest months. Prices on Fort Myers Beach drop 40 to 50 percent compared to January through March peak season. Summer is hot and humid but fully operational. Hurricane season runs June through November, so check travel insurance if booking in September or October.

Is Fort Myers Beach or Downtown better for families?

Fort Myers Beach wins if beach time is the priority. Lynn Hall Memorial Park and calm Gulf water are steps away from north-end hotels. For families who want flexibility and lower noise levels, Downtown is easier to manage. Sanibel Island is 15 minutes from the Summerlin Gateway area and has excellent calm-water shelling beaches that work well with younger kids.
