You get genuine Hamptons prestige here. Prices run high but trail East Hampton by roughly 20 percent. The most prestigious address in the Hamptons, priced accordingly

East Hampton sits at the top of the Hamptons hierarchy. Newtown Lane is the main shopping strip, lined with designer stores and busy restaurants. Main Street leads straight to Main Beach, consistently rated one of the best beaches on the East Coast. Further Lane and Lily Pond Lane to the south hold celebrity compounds behind tall hedges. The village is small and extremely walkable. Rooms cost more than anywhere else in the Hamptons and book months in advance for July and August. Guild Hall puts on serious art shows year-round. This is the real thing if budget is not a constraint.

Montauk

The relaxed surf-town end of the Hamptons with far better value

Montauk sits at the tip of Long Island, 20 miles east of East Hampton. The vibe is completely different: surf shops on Montauk Highway, fishing boats at the dock, and a younger crowd. Ditch Plains Beach is the surf spot, with consistent waves and a scene around the parking lot on summer mornings. The Montauk Lighthouse sits at the very end of the island, a 10-minute drive from the village. Hotels range from basic motels on Edgemere Street to Gurney's resort directly on the water. Prices are notably lower than Southampton or East Hampton, especially in shoulder season.

Sag Harbor

Historic whaling village with a real year-round community and far lower prices

Sag Harbor is the Hamptons for people tired of the Hamptons scene. Main Street runs along the harbor with independent bookstores, solid restaurants, and local bars that fill with actual residents. Long Wharf puts you right on Sag Harbor Bay with views toward North Haven. The town has a working history as a whaling port, visible in the architecture along Division Street and the Customs House on Garden Street. It sits between Southampton and East Hampton but feels entirely separate. Fewer hotels means fewer options, but the ones here are genuinely good value by Hamptons standards.

What is the best area to stay in the Hamptons for first-timers?

Southampton Village hits the right balance. You get the full Hamptons experience including beautiful streets, Cooper's Beach in a 14-minute walk, and a walkable village center on Jobs Lane, without paying the East Hampton premium. Rooms run $350 to $900 in peak season. East Hampton is more prestigious but costs 20 to 40 percent more for the address.

Which part of the Hamptons is cheapest?

Sag Harbor and Montauk. Sag Harbor's American Hotel runs $300 to $420 at peak, and smaller inns go for $150 to $280. Montauk motels start at $175 in July. Both are a 20 to 30-minute drive from East Hampton. Shoulder season in May, September, and October cuts prices 40 to 60 percent across all four areas.

Is Montauk part of the Hamptons?

Technically yes. It sits on the same South Fork of Long Island as Southampton and East Hampton. But it feels completely different. No hedge-fund energy, no designer boutiques. Ditch Plains Beach draws surfers, and the fishing dock is still working. If you want laid-back beach over Hamptons prestige, Montauk is the pick. It is 20 miles east of East Hampton via Montauk Highway.

How far in advance should I book a Hamptons hotel?

For July and August, book 3 to 6 months ahead. Most good properties in East Hampton and Southampton sell out by April for peak summer. Montauk and Sag Harbor have more availability but still fill fast for holiday weekends. September is the sweet spot: beaches still warm, crowds down 60 percent, and prices drop fast.
