Downtown / Bathhouse Row

Walk to the springs, the history, and every good restaurant in town

Mid-range $90-$250/night

Central Avenue is the spine of Hot Springs, and Bathhouse Row sits right on it. You can walk from your hotel to Buckstaff Baths, the Superior Bathhouse Brewery, and a dozen restaurants along Ouachita Avenue in under ten minutes. Market Street and Reserve Street add local bars and galleries to the mix. Fordyce Bathhouse (the National Park visitor center) is free and worth an hour. Parking is manageable on Ouachita Avenue. The pedestrian-friendly grid means you rarely need your car during the day. This is the only area where you can genuinely park once and explore on foot for an entire day.

Best for

  • Fordyce Bathhouse / Bathhouse Row 5 min
  • Gangster Museum of America on Central Avenue 8 min

Lake Hamilton

Lakeside resort feel with boat docks and real sunset views

Mid-range $110-$350/night

Lake Hamilton wraps the southwest edge of Hot Springs and Lakeshore Drive is lined with marinas, waterfront restaurants, and resort hotels. Higdon Ferry Road connects the lake to Highway 270, putting downtown about 15 minutes away by car. This area trades walkability for scenery: wake up to water views, rent a pontoon from one of the marinas on Crystal Springs Road, and eat at fisherman-approved spots on the water. Summer fills up with boaters and families. Fall and spring are quieter and noticeably cheaper. Several hotels here have private docks and complimentary kayaks that OTAs rarely mention.

Best for

Walk times
  • Lake Hamilton Marina off Lakeshore Drive 5 min
  • Nearest lakefront restaurant on Crystal Springs Road 8 min
  • Downtown Central Avenue (drive) 15 min
Skip if: You came for the thermal baths and want to walk everywhere without a car
Local tip: Book directly with smaller lakeside resorts on Lakeshore Drive. They often include complimentary kayak or paddleboard rental that OTAs never list.

Midtown / Albert Pike

Quiet, affordable, and ten minutes from everywhere

Budget $65-$130/night

Albert Pike Road and Park Avenue form the backbone of midtown Hot Springs, a residential and commercial mix that most tourists skip entirely. That is exactly why it works. Hotels here run 20 to 40 percent cheaper than downtown equivalents, and Bathhouse Row is never more than a ten-minute drive away on Grand Avenue. The neighborhood is calm, chain hotels here are well-maintained, and you will find locally owned diners on Malvern Avenue serving breakfast until noon without tourist-district prices. No lake views, no historic charm, but a solid base for visitors who plan to drive to each attraction anyway.

Best for
Budget travelersroad-trippers doing one or two nightsfamilies prioritizing value
Walk times
  • Nearest grocery and pharmacy on Malvern Avenue 7 min
  • Albert Pike Recreation Area trailhead 10 min
  • Downtown Central Avenue (drive) 10 min
Skip if: You want to walk to Bathhouse Row or have a lakeside morning coffee
Local tip: The diner on Malvern Avenue near Park Street does a full breakfast plate for under nine dollars. Worth the five-minute drive even if you are staying downtown.

Oaklawn / Central Avenue South

Casino, horse racing, and restaurants all within a mile

Mid-range $85-$200/night

Oaklawn Racing Casino Resort anchors this stretch of Central Avenue south of downtown, pulling hotels and restaurants into a walkable one-mile corridor. During live racing season (January through May) rates spike and the area gets genuinely busy. Outside that window it settles down fast, though the casino runs year-round so restaurants stay open late. Malvern Avenue and the southern end of Central have mid-range chain hotels at reasonable prices. You are about seven minutes by car from Bathhouse Row and close to the Garland County fairgrounds. Not the most scenic base, but very convenient if Oaklawn is part of your itinerary.

Best for
Horse racing fanscasino visitorsnightlife-oriented travelers
Walk times
  • Oaklawn Racing Casino Resort entrance 5 min
  • Central Avenue restaurants and bars 8 min
  • Bathhouse Row downtown (drive) 7 min
Skip if: You want quiet nights or are traveling with young children
Local tip: Live racing runs January through May. Book at least three weeks out for race weekends. Shoulder weeks in March are the sweet spot: racing is on but rates are not summer-peak.

What is the best area to stay in Hot Springs, Arkansas for first-timers?

Downtown near Bathhouse Row is the right call. You can walk to Fordyce Bathhouse, the Gangster Museum on Central Avenue, Superior Bathhouse Brewery, and a dozen restaurants without moving your car. Hotels run $90 to $250 a night. Book something on or within two blocks of Central Avenue and you will have the full Hot Springs experience without needing a rental car at all.

Is Lake Hamilton worth it compared to staying downtown?

Depends what you came for. Lake Hamilton has real resort energy: boat docks, sunset views from Lakeshore Drive, pontoon rentals, waterfront dining on Crystal Springs Road. Rates run $110 to $350. The tradeoff is you need a car for everything, including the 15-minute drive to Bathhouse Row. If your trip is about relaxing lakeside rather than the historic district, it is absolutely worth it. If you came for the thermal baths, stay downtown.

When is the cheapest time to visit Hot Springs, Arkansas?

October through November and February (outside Presidents Day weekend) hit the lowest rates. Avoid Oaklawn racing weekends from January through May if you want affordable rooms on Central Avenue South. Downtown hotels dip 25 to 35 percent in late fall. The thermal baths at Buckstaff and Quapaw are open year-round and the national park trails are often best in cool weather, making low season a genuinely good time to visit.

Do you need a car to get around Hot Springs, Arkansas?

You need a car for Lake Hamilton, Midtown, and the Oaklawn corridor. Downtown is the exception. Stay within four blocks of Central Avenue between Bathhouse Row and Market Street and you can walk everything during the day. That said, Garvan Woodland Gardens (about 10 miles out on Arkridge Road) and Magic Springs theme park require a car no matter where you are staying.
