Old Town North

Walk to everything, sleep through nothing

Luxury $200-$400/night

Old Town North puts you two blocks from Mallory Square and within stumbling distance of Duval Street's full mile of bars. Fleming Street and Simonton Street have the best boutique guesthouses: small courtyards, private pools, and owners who actually know the island. Walk to the Hemingway Home in 12 minutes via Whitehead Street. The tradeoff is real: Duval gets loud past midnight and Fantasy Fest in October fills every room at triple the rate. Earplugs are a must from Thursday through Sunday. Book at least three months out for winter. Nothing beats this location for a first Key West trip.

Casa Marina District

Atlantic beach, resort pools, and a quieter vibe

The Casa Marina District sits on Key West's Atlantic side, anchored by the historic Casa Marina resort on Reynolds Street. This is the only part of the island with a proper sandy beach: Reach Beach and South Beach are both walkable from the main hotels here. Atlantic Boulevard and Waddell Avenue have smaller inns that cost less than the big resorts. It is a 15-minute walk to Duval Street, which most guests appreciate rather than resent. Smathers Beach, the longest stretch of sand on the island, is a 10-minute bike ride east. Quieter than Old Town and better for families, but you need wheels to feel fully connected.

Bahama Village

Key West's most authentic neighborhood

Mid-range $150-$280/night

Bahama Village sits west of Duval between Petronia Street and Thomas Street, and it is genuinely different from the tourist core. Conch houses painted in pastels line the blocks, chickens roam freely, and the Blue Heaven restaurant on Thomas Street draws lines for brunch every morning. Prices run 30 to 40 percent lower than comparable rooms two streets east. Emma Street and Olivia Street have small B&Bs with owners who have lived here for decades. Mallory Square is a 10-minute walk north, Duval Street is two blocks east. This is where Key West residents actually live, and it shows in a good way.

New Town

Chain hotels, free parking, and half the price

Mid-range $100-$220/night

New Town occupies Key West's eastern end along North Roosevelt Boulevard and Flagler Avenue near the airport. The hotels here are mostly chains: Holiday Inn, Hampton Inn, Best Western. Rooms run $80 to $150 less per night than Old Town equivalents. Duval Street is a 40-minute walk or an 8-minute drive, and the area itself has no particular character. Free parking is the real draw: if you drove down US-1 and want a base with a car, this makes financial sense. Smathers Beach is a 15-minute walk south. The airport is close enough that flight noise is a real factor, so ask for a room on the south-facing side.

What is the best area to stay in Key West for first-timers?

Old Town North is the right call for a first visit. You are 5 minutes from Mallory Square, 12 minutes from the Hemingway Home on Whitehead Street, and Duval Street is outside your door. Stay on Fleming Street or Simonton Street rather than Duval itself. Rooms cost $200 to $400 per night, but you will not need a car, taxi, or scooter rental, which offsets the gap versus New Town quickly over two or three nights.

Is it worth paying more to stay in Old Town Key West?

Yes, for one or two nights. The boutique guesthouses on Angela Street and William Street are genuinely good, the walkability is unbeatable, and the atmosphere justifies the premium. Beyond three nights, Duval Street noise wears on most people. For a longer stay, consider splitting: two nights in Old Town, then move to Bahama Village or Casa Marina for the rest. You get the full experience without the full-week noise tax.

How far is New Town from Duval Street in Key West?

About 3 miles, which is 40 minutes on foot, 15 minutes by bike, or 8 minutes by car. Most New Town visitors rent a scooter ($45 to $65 per day from shops on Truman Avenue) or a bicycle ($15 to $20 per day). Uber and Lyft both operate in Key West and fares from New Town to Duval run $10 to $14 each way. It is manageable but it adds friction compared to staying in Old Town.

When should you book hotels in Key West?

At least 3 months out for winter (December through March), when snowbirds and holiday travelers fill every room. Fantasy Fest in late October books out 6 to 12 months in advance. The cheapest window is September through early November: hurricane season is winding down, heat has dropped, and rates in Old Town dip to $150 to $180 per night at guesthouses that charge $350 in January. Summer runs $200 to $350 and is busy with families on school break.
