Altstadt (Old Town)

Central, expensive, and completely worth it for short stays

Mid-range $170-$350/night

Stay here if you want Munich handed to you. Marienplatz is 5 minutes from most hotels in this zone. The Viktualienmarkt food market is a 10-minute walk south. Maximilianstrasse, Munich's luxury shopping strip, runs east from your doorstep. The Hofbrauhaus is 7 minutes on foot. Kaufingerstrasse connects you to Hauptbahnhof in 15 minutes without a metro. Neuhäuser Strasse and Sendlinger Strasse have bakeries, supermarkets, and pharmacies within 3 minutes. The Isar river promenade is a 20-minute walk east for a morning run. Downside: you pay the highest prices in the city, and the streets around Marienplatz get shoulder-to-shoulder in summer. Oktoberfest in September means booking six months out minimum. Best area in Munich for zero-car access to everything. The tourist density is real, but so is the convenience. Accept the price tag and enjoy the walk-everywhere lifestyle.

Local tip: Book on the Marienplatz side of center, not near Hauptbahnhof. The station area has cheap rooms but noisy streets and a grim atmosphere that does not improve after dark.

Schwabing

Where Munich students live and tourists rarely land

Mid-range $100-$220/night

North of the Englischer Garten entry at Münchner Freiheit, Schwabing is the city's most liveable neighborhood. Leopoldstrasse is the main artery, loud and cafe-lined, running north from Ludwig-Maximilians-Universität. Herzogstrasse and Hohenzollernstrasse are quieter, with organic grocery stores and wine bars that close at midnight. The U-Bahn at Münchner Freiheit (U3/U6) reaches Marienplatz in 12 minutes. Walking into the Englischer Garten from here takes 5 minutes. The vast park means summer weekends are lively but not unbearable. Oktoberfest-goers face a 30-minute tram or 40-minute walk to Theresienwiese. Prices run 30 to 40 percent below Altstadt for comparable rooms. Best choice if you want a morning run in the world's largest urban park, decent coffee, and locals around you rather than tour groups. The neighborhood has a permanent energy that does not switch off on weekday afternoons.

Local tip: Münchner Freiheit market runs Saturday mornings. Get there by 9am before the bread is gone. The cheese stall on the south side is worth the trip alone.

Maxvorstadt

Three world-class museums and an honest price tag

Mid-range $90-$190/night

Three world-class art museums sit within a 10-minute walk of each other here. The Alte Pinakothek (old masters), Neue Pinakothek (19th century), and Museum Brandhorst (contemporary) line Barer Strasse. Walk 8 minutes west to Königsplatz, one of the most dramatic neoclassical squares in Germany. Theresienstrasse runs south through TU Munich, keeping restaurant prices honest year-round. Closest U-Bahn: Theresienstrasse or Königsplatz (U2), both 10 minutes to Hauptbahnhof. Marienplatz is 15 minutes by metro or 25 minutes on foot. Nachtcafe and Rote Sonne are 10-minute walks for late nights. The Hauptbahnhof area borders this zone to the southwest, adding train connection convenience. Not much walking nightlife compared to Schwabing, but the cultural density here is unmatched in Munich. If your priorities are museums, architecture, and keeping the bill reasonable, this is the smart choice.

Haidhausen

East of the Isar, where Munich actually lives

Mid-range $80-$170/night

Cross the Isar and Munich shifts register. Haidhausen sits 15 minutes walk from Marienplatz across the Ludwigsbrücke bridge. The neighborhood around Weissenburger Platz and Kirchenstrasse has become Munich's most interesting residential quarter, with bookshops, Turkish bakeries, and beer gardens that fill with locals rather than tourists. Wörthstrasse is the main dining street. The Kulturzentrum Gasteig, recently renovated, is a 5-minute walk with classical concerts and film screenings most weeks. Ostbahnhof station is 10 minutes east and connects directly to the airport via S8 (40 minutes). Isar riverbanks are 5 minutes walk for swimming in summer. The U-Bahn at Max-Weber-Platz (U4/U5) reaches Marienplatz in 8 minutes. Rooms run 30 to 40 percent cheaper than Altstadt. Best area in Munich if you want to eat well without tourist markups and return to somewhere that feels genuinely lived-in.

Neuhausen

Quiet, residential, and the best value close to the center

Mid-range $80-$160/night

West of center and underrated. Rotkreuzplatz is the neighborhood hub, a U-Bahn junction (U1) with a twice-weekly farmers market and enough cafes to start any morning properly. Nymphenburger Strasse runs west toward the palace and the walk takes 12 minutes through late 19th-century apartment buildings and small parks. Olympiapark is 15 minutes north on the U3. Donnersbergerbrücke connects to Hauptbahnhof in 8 minutes. Neuhausen families have lived here for generations, which shows in the absence of souvenir shops and the presence of proper butchers and greengrocers. Tram line 12 connects straight to Marienplatz in 25 minutes without changing. Prices are the lowest of any central-adjacent neighborhood in Munich, typically 20 to 30 percent below Schwabing. If you are visiting Nymphenburg Palace, Olympia stadium, or the BMW museum, or just want a quiet residential base with solid transit access, Neuhausen wins.

Local tip: Rotkreuzplatz farmers market runs Tuesday and Friday mornings. Cheaper than Viktualienmarkt and genuinely local. The bakery on the southwest corner of the square opens at 6:30am.

What is the best area to stay in Munich for first-time visitors?

Altstadt is the right answer for most first-timers and it earns that reputation. You are 5 minutes from Marienplatz, 10 from Viktualienmarkt, and the Hofbrauhaus is a 7-minute walk. If you are staying 3 nights or fewer, the price premium is worth the zero-effort access. For a first trip of 4 nights or more, Maxvorstadt gives you the same metro access to the center for around 25 percent less money.

Where should I stay in Munich for Oktoberfest?

Altstadt is 20 minutes on foot or 10 minutes by U-Bahn (U4 or U5 direct to Theresienwiese station). Maxvorstadt and Schwabing are 25 to 35 minutes. Book at least 6 months ahead. October festival weekends in Altstadt push basic rooms to EUR 300 plus per night. If you are attending for one day only, the edge of Altstadt near Sendlinger Tor is the most practical base, with the U-Bahn one minute from most options.

Which Munich neighborhood has the cheapest hotels?

Neuhausen and Haidhausen consistently run 30 to 40 percent below Altstadt prices. Expect USD 80 to 130 for a decent double in both neighborhoods. Schwabing sits in the middle at USD 100 to 180. All three connect to the center in under 15 minutes by subway or tram. The savings are real without meaningful sacrifice on access or safety.

Is it safe to stay in the neighborhoods outside Munich's center?

Munich is consistently ranked among the safest major cities in Europe and all five neighborhoods in this guide reflect that. Haidhausen had a rough reputation 25 years ago but is fully gentrified and family-friendly now. Practical risk across all areas is limited to pickpockets on the U-Bahn during Oktoberfest. That applies city-wide, not just outside the center.

How far in advance should I book hotels in Munich?

For regular travel between October and May, 4 to 6 weeks is usually enough. June through August requires 3 months out. For Oktoberfest weekends (last two weekends of September, first weekend of October), book 6 to 12 months ahead or you will end up 40 minutes from the city in a place you did not choose. Christmas market season (late November through December 23) requires 8 to 12 weeks minimum.
