Thames Street & Downtown

The waterfront strip where everything happens

Luxury $220-$480/night

This is the harbor stretch most people picture when they think Newport. Lower Thames, Bowen's Wharf, and Bannister's Wharf pack restaurants, raw bars, and sailing charters into about eight walkable blocks. The Black Pearl on Bannister's still slings the chowder it has since 1972, and Midtown Oyster Bar is where locals end up after the tourist crowd thins. Stay between Memorial Boulevard and Wellington Avenue and you'll never need a car. Noise is the tradeoff. Friday and Saturday nights, Thames roars until 1am, and rooms facing the street hear all of it. Ask for a harbor-side or upper-floor room.

Bellevue Avenue

Gilded Age mansions and tree-lined quiet

Luxury $280-$750/night

Bellevue is where the Vanderbilts built The Breakers and the Astors built Beechwood. The avenue itself runs about a mile and a half, lined with copper beeches and the mansions that made Newport famous. Stay here and you can walk to The Breakers, Marble House, and Rosecliff in the morning before the tour buses arrive at 10am. The Cliff Walk entrance at Memorial Boulevard is a 10-minute stroll. Restaurants are thinner on the ground than downtown, but Castle Hill Inn's sunset cocktails and the Spiced Pear at the Chanler are worth the cab ride. Avoid the upper end past Ruggles if you want walkability to Thames.

Easton's Point & Historic Hill

Colonial side streets and B&B character

Luxury $190-$390/night

Tucked between Thames and the harbor on the northwest side, the Point is the oldest residential neighborhood in Newport. Washington Street, Bridge Street, and Second Street are lined with Colonial-era houses, half of them now small inns and B&Bs. Storer Park sits at the water's edge with views across to Goat Island. You're a 5-minute walk from the Thames Street action but you sleep in actual quiet. Hudson Street Deli does the morning coffee run for the whole neighborhood. Note that many B&Bs here have a 2-night minimum on weekends and almost none have elevators. The houses are 250 years old. Pack light.

Middletown (Aquidneck)

Beaches, value, and a 10-minute drive in

Mid-range $130-$260/night

Middletown borders Newport to the north and runs east to Sachuest (Second) Beach and Third Beach. Hotel rates drop 30 to 40% versus downtown Newport, and you get free parking, real grocery stores, and direct beach access. West Main Road has the chain hotels and motels. East Main Road and Aquidneck Avenue lean independent. Surfers stay here for Second Beach. Families like it for the Norman Bird Sanctuary and Flo's Clam Shack on Park Avenue. The catch is you need a car. Newport is 10 minutes by road but Uber surge pricing on summer weekends can hit $30 each way to Thames Street.
