Where to Stay in Park City, Utah

Four neighborhoods, four very different price tags. Here is what we found after vetting 13 hotels across the mountain.

Old Town / Historic Main Street

Best walkability, closest ski gondola, liveliest dining strip

Luxury $250-$600/night

Park City's beating heart runs along Main Street, a 19th-century silver mining corridor now packed with galleries, cocktail bars, and some of Utah's best restaurants. Stay here and you are five minutes on foot from the Town Lift gondola, which drops you onto Park City Mountain in under 10 minutes. Swede Alley and Heber Avenue run parallel with slightly quieter lodging options. The Olympic Trail connects the neighborhood to the Utah Olympic Park loop. Sundance Film Festival screenings take over Main Street every January. It gets loud on weekends and parking is a genuine problem. Nothing else in Park City puts you closer to everything at once.

Deer Valley

Utah's most upscale ski base, no snowboarders, serious luxury prices

Luxury $400-$1200/night

Deer Valley Drive climbs from the Heber Avenue intersection up to Snow Park Lodge, where the resort's famously polished operation begins. This is the priciest neighborhood in Park City by a considerable margin. Ski-in/ski-out condos line Royal Street and the access road to Empire Canyon. The St. Regis sits at mid-mountain on White Owl Road, and Stein Eriksen Lodge anchors Silver Lake Village above it. Snowboarding is not permitted on Deer Valley slopes, which keeps the atmosphere quieter and the runs less crowded. Outside ski season, Snow Park Amphitheater draws summer concerts. You will not walk to grocery stores or nightlife from here. A car or the resort shuttle is necessary.

Canyons Village

Family resort base with direct gondola access and mid-range prices

Luxury $180-$450/night

Canyons Village sits at the western base of Park City Mountain Resort, centered on Flatiron Road and the free Cabriolet gondola. Built in the early 2000s, it lacks Old Town's historic character but the ski access is hard to beat. Lodging options run from studio condos on Village Drive to full ski-in/ski-out townhomes along Canyons Resort Drive. The Cabriolet gondola puts you on the Orange Bubble Express high-speed chair in under four minutes. A small village market and several restaurants keep you fed without driving. The free Park City Transit bus connects to Main Street in about 12 minutes. Strong value for families who prioritize ski time over nightlife.

Prospector Square / Kimball Junction

Lowest rates in Park City, still connected by the free transit system

Mid-range $120-$280/night

Prospector Square sits just east of Old Town along Prospector Avenue, roughly a mile from Main Street. This is where locals run errands and where budget-conscious visitors find the most reasonable nightly rates. Several mid-range hotels line Kearns Boulevard alongside a grocery store and everyday services. Kimball Junction, farther north near the I-80 interchange, adds Tanger Outlets and a larger retail strip on Ute Boulevard. Neither area offers ski-in/ski-out access, but the free Park City Transit bus runs every 20 minutes to both mountain bases during ski season. Right for families who need kitchen space, longer stays of five or more nights, or anyone who refuses to pay Old Town prices for a room they barely use.

What is the best area to stay in Park City for first-timers?

Old Town is the right call for a first visit. You are five minutes on foot from the Town Lift, surrounded by more than 50 restaurants and bars on Main Street, and walking distance from every gallery and shop worth seeing. The Park City Museum at 528 Main Street gives the whole place context in under an hour. Yes, it costs more, around $350 to $500 per night in peak ski season, but the convenience is worth it at least once.

Is it cheaper to stay near Deer Valley or near Park City Mountain Resort?

Park City Mountain is significantly cheaper. Canyons Village runs $180 to $450 per night versus $400 to $1,200 near Deer Valley. The gap is real and consistent. Deer Valley is a premium resort with ski valet, curated lodging, and no snowboarders, and the prices reflect all of that. If your budget matters, base yourself at Canyons Village. The free transit bus connects both mountain bases anyway.

Do I need a car to get around Park City?

In Old Town and Canyons Village, no. The free Park City Transit system covers both mountain bases, Main Street, and Kimball Junction with buses running every 20 minutes during ski season and until 2am on weekends. If you stay in Deer Valley or Prospector Square, a car or rideshare is useful, especially for early morning ski starts and grocery runs. Rental cars at Salt Lake City Airport run about $45 to $70 per day in shoulder season.

How far in advance should I book hotels in Park City?

For Sundance Film Festival in late January, book six months out at minimum. Rooms sell out and Old Town rates hit $600 to $1,500 per night. For Christmas through New Year, book three to four months ahead. Spring and fall are low season with same-week availability common and rates sometimes half the winter price. March and April are the sweet spot for skiers: reliable snow, fewer crowds, and rates noticeably lower than January.
