East Hampton

The Hamptons at full volume

Luxury $450-$1300/night

East Hampton is the Hamptons most people picture: boutiques on Newtown Lane, serious estates on Lily Pond Lane, and Main Beach a 12-minute walk from the village center. Nick and Toni's on North Main Street has been the reservation to get since 1988. The Maidstone on East Hampton's Main Street and 1770 House on James Lane set the standard for accommodations. Rooms disappear by March. Book before Memorial Day or expect to pay 30% more for whatever remains. Parking is genuinely awful in July and August, so choose a hotel within walking distance of everything you need.

Southampton

Old money, wide streets, quieter than you expect

Luxury $350-$950/night

Southampton holds the oldest English settlement in New York State and the architecture to prove it. Jobs Lane is the commercial spine, lined with galleries and upscale shops. Gin Lane, one block from the ocean, carries some of the most valuable real estate on the East Coast. Southampton Inn on Hill Street is the reliable mid-range option. Cooper's Beach is a 10-minute drive and consistently ranks among America's top 10 beaches. The village runs calmer than East Hampton on a Saturday night. That is a feature, not a complaint. Rates run 20 to 30% below East Hampton for comparable quality.

Montauk

Surf, fish, and none of the pretense

Montauk sits at the tip of Long Island, 120 miles from Manhattan, and it has always been a different kind of Hamptons. Ditch Plains Beach on West Lake Drive draws surfers year-round. The harbor on West Lake Drive sells fresh catch directly off the boats every afternoon around 4pm. Montauk Highway runs through town connecting seafood shacks to newer boutique hotels. Gurney's Montauk Resort on Old Montauk Highway is the landmark property, with ocean views and a seawater pool. Rates run 30 to 40% below East Hampton. Nightlife runs loud until 2am on weekends throughout July and August.

Sag Harbor

Village scale, gallery town, no beach crowds

Sag Harbor is the least typical stop in the Hamptons. It is a genuine working village on Noyack Bay, with a Main Street walkable since the whaling era. American Hotel on Main Street has been taking guests since 1846 and the bar is still the best place to meet locals. Bay Street Theater on Bay Street draws New York directors and playwrights through summer. Havens Beach on Bay Street is a calm bay swim spot, not surf. Shops and galleries on Main and Madison streets are independent. Rates run 40 to 50% below East Hampton, with the most availability in peak summer weeks.

Which area of the Hamptons is cheapest to stay in?

Sag Harbor runs 40 to 50% cheaper than East Hampton for comparable rooms. Expect $220 to $400 per night in July versus $600 to $900 for the same quality in East Hampton. Montauk is second cheapest. Book either before April for summer dates or you will pay a scarcity premium on whatever is left.

What is the best area in the Hamptons for first-time visitors?

East Hampton gives you the clearest picture of what the Hamptons actually is. Stay near Newtown Lane, walk Main Beach in the morning, eat on Main Street at night. It is expensive and crowded in August but complete. One stay covers most of what people mean when they say the Hamptons.

How far in advance should I book a Hamptons hotel?

Book by early April for July or August dates. The best rooms at The Maidstone, 1770 House, and Gurney's sell out by late February most years. Sag Harbor has more availability but still fills by May. September weekends book out six to eight weeks ahead and are often better value than peak summer.

Is Montauk worth staying over East Hampton or Southampton?

Yes, if you want surf beaches, seafood off the boat, and rates 30% lower. Montauk is 20 to 30 minutes east of East Hampton so you can still day-trip to the classic Hamptons villages. Gurney's Montauk Resort on Old Montauk Highway delivers a genuinely different kind of luxury than the village hotels and the ocean views are better.
