Diocletian's Palace (Old Town)

Sleep inside a 1,700-year-old Roman palace

Mid-range $120-$380/night

The historic core of Split sits within the walls of Emperor Diocletian's 4th-century palace. Streets like Decumanus and Peristil are lined with cafes and apartments carved into ancient stone. You are 3 minutes from the Riva waterfront promenade and 5 minutes from the ferry terminal to Hvar and Brac. Expect noise: bars run until 2am, church bells start at dawn, and tour groups arrive by 9am. Worth it for the atmosphere. Best rooms face inward toward Peristil Square or look up toward the cathedral bell tower. Book at least 8 weeks ahead for July and August. Prices jump 40 percent in peak season.

Best for
First-time visitorscouplesanyone who wants to walk out the door into living history
Walk times
  • Riva waterfront promenade 3 min
  • Ferry terminal (Hvar and Brac ferries) 5 min
  • Bacvice Beach 12 min

Varos

The neighborhood Split locals actually live in

Budget $70-$160/night

Varos sits just west of the palace walls, climbing the lower slopes of Marjan Hill. Streets like Sperunova and Ulica Tome Arhidakona are narrow, shaded, and full of cats. You are 7 minutes from the ferry terminal and 6 minutes from the Diocletian's Palace entrance. Restaurants here cost half the palace prices. Konoba Varos on Ban Mladenova is the best traditional spot in the city. The neighborhood has real bakeries, local grocery shops, and almost zero tour groups. Accommodation is mostly private rooms and small family-run guesthouses. The walk up to Marjan park entrance takes 5 minutes from the top of the quarter.

Best for
Repeat visitorsbudget travelers who still want a central locationanyone who hates tourist pricing
Walk times
  • Diocletian's Palace entrance (Golden Gate) 6 min
  • Marjan Hill park entrance 5 min
  • Bacvice Beach 18 min
Skip if: You want hotel amenities like pools, air conditioning is essential (older buildings vary), or you need elevator access
Local tip: Free parking at the lot on Put Firula if you are driving. Varos has no street parking inside its alleys.

Bacvice

The beach neighborhood, 12 minutes from the palace

Mid-range $80-$200/night

Bacvice is the area southeast of the old town, centered on the famous picigin beach where locals play their traditional shallow-water ball game. The main stretch along Setaliste Petra Preradovica has bars, restaurants, and the Bacvice beach club complex. Rooms are in apartment buildings on Ulica kneza Trpimira and the streets behind the beach, mostly from the 1980s and 1990s. Not architectural prizes, but functional and well priced. Walk to the palace in 12 minutes or take city bus line 12 in 5. Good base if you want beach days and old town evenings. Expect loud nightlife until 4am on weekends in summer.

Best for
Beach loversyounger travelersgroups who want nightlife without paying palace-area prices
Walk times
  • Bacvice picigin beach 2 min
  • Diocletian's Palace 12 min
  • Split bus and train station 8 min
Skip if: You are visiting mainly for the old town sights, you need quiet nights, or you are coming in shoulder season when the beach scene disappears
Local tip: The north side of Ulica kneza Trpimira is quieter than the beachfront side. Pay the small premium for sea view. It is worth it every morning.

Meje

Upscale and quiet, along the Mestrovic Gallery promenade

Mid-range $90-$280/night

Meje is the residential peninsula west of Varos, running along Setaliste Ivana Mestrovica toward the Mestrovic Gallery and Kasjuni beach. The wealthiest part of Split, with villas and a handful of small boutique hotels. The walk to the palace along the waterfront takes 20 minutes and is genuinely beautiful at any time of day. City bus line 12 reaches the center in 8 minutes. Kasjuni beach, the best swimming beach near the city, is 15 minutes on foot through Marjan park. Almost no tourists stay in Meje, which means real grocery stores, quiet mornings, and restaurant prices that reflect actual food costs.

Best for
Familiesstays of 7 or more nightsanyone who wants a quiet base with a beautiful morning walk route
Walk times
  • Mestrovic Gallery 4 min
  • Diocletian's Palace (via waterfront path) 20 min
  • Kasjuni Beach (through Marjan park) 15 min
Skip if: You want to walk everywhere without planning, you are only here 2 or 3 nights, or nightlife is part of your trip
Local tip: The waterfront path from Meje to the Riva is closed to cars. Morning coffee on one of the benches near the Mestrovic Gallery costs nothing and beats any cafe view in Split.

What is the best area to stay in Split for first-timers?

Diocletian's Palace is the right call for a first visit of 2 to 4 nights. You wake up inside a Roman emperor's residence, the Riva waterfront is 3 minutes away, and the Hvar ferry leaves 5 minutes from most apartments inside the walls. It is noisy at night and crowded by 9am. But the atmosphere is unlike anywhere else in Croatia and first-timers almost always say it was worth the premium. Book at least 8 weeks ahead for July and August.

Is Split expensive to stay in?

Peak season (July to August) inside the palace walls runs $120 to $380 per night for a decent apartment. Varos just outside drops to $70 to $160 for comparable quality. Bacvice and Meje sit between those numbers. Shoulder season (May, June, September) cuts prices by 30 to 40 percent across all areas. The cheapest decent room in Split in summer costs around $70. Below that you are looking at shared dorms or rooms without reliable air conditioning.

How many nights do I need in Split?

Three nights covers the essentials well. Day one: explore the palace, Peristil Square, and the Riva at sunset. Day two: day trip to Hvar (35 minutes by catamaran) or Brac (50 minutes by ferry). Day three: Marjan Hill hike, Kasjuni beach, and the Mestrovic Gallery. Five nights works if you add a day in Trogir (30 km north, 30 minutes by bus from the main station) and a slow morning at Bacvice beach.

Is it worth staying inside Diocletian's Palace?

Yes, but the specific room matters more than the building. Get a room facing inward toward Peristil Square or on a higher floor with a terrace toward the cathedral tower. Ground-floor rooms on Decumanus street face foot traffic and bar noise until 2am. Ask the host directly before booking: does this room face a bar or a side alley? If they hesitate, pick somewhere else. The right room inside the palace is one of the best hotel experiences in the Adriatic.
