Diocletian's Palace (Old Town)

Sleep inside a 1,700-year-old Roman palace

Mid-range $150-$400/night

You are literally staying inside a UNESCO-listed Roman emperor's residence. The Peristil square, narrow Dioklecijanova street lined with bars, ancient cathedral bells at 7am: this is the center of Split. Expect stone walls, vaulted basement apartments, and bar noise until 2am. Walk to the Riva promenade in 3 minutes. The Pazar market is 5 minutes east. The best apartments here are carved into the original palace substructure. There is no city in Europe quite like it. Book 4 to 6 months ahead for July and August.

Veli Varos

The oldest neighborhood locals still actually live in

Mid-range $80-$180/night

West of the palace walls, Veli Varos is Split's original fishing district. Steep lanes off Sinjska and Ulica Sperun have stone houses, laundry strung between windows, and cats on every step. Bars here draw locals, not tour groups. The walk to Marjan Hill park starts from this neighborhood: 10 minutes to the first viewpoint over the Adriatic. Prices run 30 to 40 percent lower than inside the palace. Not all streets are stroller-friendly: cobbles are uneven and climbs are steep. Konoba Matejuska on the northern waterfront is two minutes away.

Bacvice

Closest neighborhood to Split's most famous beach

Mid-range $90-$200/night

Ten minutes south of the palace along Setaliste Petra Preradovica, Bacvice is a proper beach neighborhood. The beach itself is famous for picigin, a shallow-water ball game played only here. In the evening, the Bacvice club complex turns into the busiest nightlife strip in Dalmatia. Ulica Kneza Branimira and side streets above the beach offer apartments at fair prices with good supermarkets nearby. The bus station and ferry terminal are 8 minutes on foot. If you have an early morning ferry to Hvar or Brac, Bacvice is the most practical base in the city.

Meje

Upscale, quiet, sea views, and Marjan forest at your door

Mid-range $120-$350/night

Meje sits on the western peninsula between Marjan forest park and the sea. Setaliste Ivana Mestrovica, the coastal promenade, connects directly to Kasjuni beach and passes the Mestrovic Gallery. This is where affluent Split residents live. The city's best boutique hotels and privately owned villas are here. It is quieter than anywhere closer to the palace. The tradeoff is distance: 22 minutes walk or a 10-minute taxi to the Old Town. Street parking is impossible in summer. Ideal for anyone with a rental car or who genuinely wants to decompress.

What is the best area to stay in Split for first-timers?

Stay inside Diocletian's Palace for your first visit. Waking up inside a 1,700-year-old Roman palace is an experience available nowhere else in the world. It is noisier than other neighborhoods, but ask for a unit on the western side near the Iron Gate and you cut the bar noise in half. Budget $150 to $250 per night for a decent apartment in peak summer. Book at least 4 months ahead.

Which Split neighborhood is cheapest?

Veli Varos consistently runs 30 to 40 percent cheaper than the Palace district. Expect $80 to $130 per night for a clean apartment. Bacvice is similarly priced. Both are 10 to 18 minutes walk from the Old Town. The savings are real and the tradeoff is minimal if you do not mind the extra walking.

Is Split walkable, or do I need a taxi?

The Palace, Veli Varos, and Bacvice are all walkable between each other: maximum 18 minutes between any two. Meje is the outlier at 22 minutes to the Palace. The city bus network covers Split well (tickets under 2 EUR), but in July and August, taxis and walking both beat waiting for a bus through tourist congestion on the Riva.

What areas should I avoid in Split?

Skip Split 3 and Solin for tourist stays. They are residential suburbs 4 to 8 km from the Old Town with no walkable sights. Cheap, but inconvenient. Inside the city, avoid ground-floor units on Gunduliceva street and the Peristil area in peak summer. Ask every host which floor the unit is on before confirming a summer booking.
