City Centre: Jalan Pemancha and Jalan Sultan
This is the historical and commercial core of BSB. Jalan Pemancha runs parallel to the waterfront and puts you within a 5-minute walk of Omar Ali Saifuddien Mosque, the Royal Regalia Museum, and the water taxis over to Kampong Ayer. KH Soon Resthouse and Brunei Hotel are both here.
The downside is noise and traffic during the day. Jalan Sultan gets congested from 8am onwards. But if you're here to actually explore the city rather than sit by a pool, being walkable to everything beats any other location.
Gadong: The Commercial Hub
Gadong is BSB's busiest commercial strip, built around The Mall Gadong and the night market on Jalan Gadong. It's not pretty, but it's practical. Rizqun International Hotel and Badi'ah Hotel are both here, and they're solid mid-to-upper options at $135-190/night.
The tradeoff is distance. You're 15-20 minutes by taxi from the waterfront and Omar Ali Saifuddien Mosque. If sightseeing is the main goal, you'll spend real money on daily cabs. But for business travellers and families who need supermarkets and shopping within walking distance, Gadong is hard to beat.
Jalan Tasek Lama: The Sweet Spot
This is where we'd put most visitors. Jalan Tasek Lama runs uphill from the city centre and sits between the old town and Tasek Lama Recreational Park. The Terrace Hotel and Radisson Hotel Brunei are both here, covering a $110-215/night spread.
You're close enough to walk into the city in under 10 minutes, but the area itself is calmer and greener than Jalan Pemancha. The Radisson's pool area overlooks a quiet residential patch that feels nothing like a capital city. That's a good thing.
Jerudong and the Coast: Worth the Drive
Jerudong sits about 20 minutes west of the city centre on the coast road. It's home to The Empire Hotel and Country Club, which at $280-600/night is genuinely one of the most impressive luxury properties in Borneo. Jerudong Park is nearby, and the beach access here is real. not the muddy riverbank you get near the city centre.
Don't expect to walk anywhere. This is car-dependent territory. But if you're not going to BSB for sightseeing and just want a resort experience in a peaceful, very uncrowded setting, Jerudong delivers.
Muara: Seafront and Secluded
Muara is BSB's port district, 25 minutes northeast of the city centre. Magellan Sutera Harbour Resort sits here at $310-520/night and offers genuine waterfront views of the South China Sea. It's our second highest-rated property at 9.0, and the sunsets from the harbour-facing rooms are legitimately spectacular.
Like Jerudong, you need a car. The ferry terminal is walking distance from the resort, which is useful if you're arriving by boat from Labuan. But for pure sightseeing in BSB, commuting from Muara adds 45-50 minutes of round-trip travel daily.
Avoiding the Tourist Traps: What We Cut
Several guesthouses near Jalan Sungai Kianggeh market its location as central and riverside. It is, technically. But a handful of unlisted spots we reviewed had noise levels from the market starting at 5am and room quality that didn't justify even $60/night. We kept Pusat Belia on the same street because it's the government youth hostel. cleaner, safer, and actually vetted.
Also skip anything marketed as 'near the palace' with no further detail. Istana Nurul Iman is closed to visitors except during Hari Raya, and properties near the palace are often in residential Jalan Tutong with zero walkable amenities. We've seen this mistake hundreds of times. Location descriptions in BSB can be very misleading.

Jalan Pemancha is the spine of old BSB. The waterfront promenade runs along the Brunei River here, and water taxis to Kampong Ayer leave from the dock at the bottom of Jalan Roberts. Omar Ali Saifuddien Mosque is a 5-minute walk from either hotel on this strip.
