The best base in Nizwa city is the triangle between Nizwa Fort, the souq on Al Qalaa Street, and Falaj Daris Park. Everything you came to see is within 15 minutes on foot. Hotels in this zone run $45-145/night depending on quality.
Avoid rooms facing Al Nasr Street directly. Trucks start rolling through at 5am and it's genuinely awful. Ask for a courtyard-facing or park-facing room when you check in, and most hotels here will sort you out without a fight.
Jebel Akhdar: the mountain hotels worth paying for
The road up to Jebel Akhdar via Route 21 through the Al Hajar Mountains is one of the best drives in Oman. At the top, you're at 2,000 metres with rose gardens, terraced farms, and canyon views at Wadi Ghul. The hotels up here, particularly Anantara and Alila, charge $350-700/night and they're genuinely worth it for a special occasion.
Green Mountain Hotel in Al Ain Village is the budget option on the mountain at $180-240/night, and it punches above its price. Book at least 3 weeks ahead for any Jebel Akhdar property between October and March. They fill up fast and don't discount last-minute the way city hotels do.
Al Hamra and Bahla: the overlooked towns near Nizwa
Most visitors speed past Al Hamra on their way to Jebel Akhdar. That's a mistake. The old mud-brick village of Bait Al Safah is one of the best-preserved in Oman, and Sama Al Jebel Hotel sits right in the middle of it. Al Hoota Cave is 10 minutes drive away, and you miss the crowds that Nizwa gets.
Bahla is 35 km west of Nizwa on Route 21 and has a UNESCO fort that gets a fraction of the visitors Nizwa Fort does. Al Manhal Hotel there is rated 8.2, the highest of any non-mountain property on our list. If you want authenticity without the coach-tour crowds, Bahla delivers.
How to save money on Nizwa hotels without sacrificing location
The sweet spot is $60-110/night in Nizwa's Old Town or Falaj Daris District. Al Diyar Hotel on the edge of the Old Town hits this range and rated 7.5 overall. You're close enough to the souq to walk there in 8 minutes and far enough from Al Nasr roundabout to sleep.

Nizwa's Commercial District on the eastern side of the city is where most business activity happens. Dima Hotel sits in this zone at $110-155/night with meeting rooms and fast Wi-Fi. Taxis between the Commercial District and Nizwa Fort take about 12 minutes and cost $3-5. There's no Uber in Nizwa, but apps like Otaxi and local radio taxis work reliably. Always agree on a price before you get in.

The $45-75/night bracket is functional but basic. Nizwa Grand Hotel works as a crash pad near the city centre but don't expect much beyond a clean room. If you can stretch to $90-110/night, the quality jump is noticeable and worth every extra dollar.

This is where most first-timers should stay. Nizwa Fort sits at the centre of it all, and the Friday souq on Al Qalaa Street is one of the most authentic markets in Oman. The Old Town neighbourhood is compact: you can walk from your hotel to the fort in under 10 minutes.
