First-timer's guide to picking the right neighborhood
The Peninsula is your default if this is your first trip. It's where Calle Gorlero runs from the port up to the tip, where the lighthouse stands, and you can walk to both Playa Brava and Playa Mansa in under 15 minutes. Hotel Embajador and Hotel Arenas are both here, covering mid-range to solid comfort.
La Barra is a different energy entirely. It's 15-20 minutes east along Ruta 10, and it's where Uruguayans who care about design, food, and quieter beaches actually want to be. Mantra Resort and Fasano Las Piedras are both here. Budget closer to $190-900/night if La Barra is calling your name.
How to avoid the classic Punta del Este booking mistakes
We've seen this mistake hundreds of times: people book a 'beachfront' apartment in Maldonado Centro and arrive to find they're 25 minutes from any actual beach. Always check the parada number. Parada 1 through 10 along Playa Mansa actually means something here. Anything listed vaguely as 'Punta del Este area' probably isn't.
The second trap is booking the cheapest hotel in January. A $60/night room during peak season near the Gorlero strip means thin walls, no air conditioning that works, and every Argentine family in the building at midnight. Spend an extra $40 and sleep. Or just come in April.
The honest guide to Punta del Este's beaches
Playa Brava gets the drama. The Atlantic swells hit hard near Parada 1 and 2, and La Mano sculpture sits right on the sand at the tip of the Peninsula. It's photogenic, the waves are real, and it's where the surf crowd gathers. Hotel Arenas on Playa Brava puts you right in it.
Playa Mansa is quieter and more practical. The water is calmer, kids can actually swim, and the beach clubs near Parada 4 are well-run. The Conrad is right here. Enjoy Punta del Este is a 5-minute walk from the sand at Parada 8. If you have kids or just want to relax, Mansa is your beach.
Punta del Este for couples: where to actually stay
Skip the Peninsula for romance. It's busy, it's loud in January, and the hotel rooms are smaller than they look in photos. La Barra is where a couples trip makes sense. Mantra Resort has proper spa facilities and sits above the dunes between Playa Manantiales and the Arroyo Maldonado.
If budget isn't the issue, Fasano Las Piedras in La Barra is one of the best resort experiences in South America. The casitas are spread across 200 hectares of rolling farmland, and you're a 5-minute drive from the beach. L'Auberge in Cantegril is another serious option, with a classic European feel and a garden that genuinely impresses.
Getting around Punta del Este without losing your mind
The Peninsula is walkable. Full stop. Calle 20, Calle 25, and Rambla Artigas connect everything you need. Outside the Peninsula, taxis and remises are your main option. A taxi from the Conrad on Playa Mansa to La Barra runs about $12-18 USD. Apps like Uber work here too, though availability drops late at night.
Buses run along the Rambla and Gorlero but they're slow in January when every street is gridlocked. Car rentals from Maldonado Airport or agencies on Calle 31 start around $40-55/day. If you're splitting time between La Barra and the Peninsula, a rental for even 2 days saves you taxi costs and gives you flexibility for a day trip to Casapueblo in Punta Ballena.
When to book and how far in advance
January and Carnival week? Book at least 3 months out. The Conrad, Enjoy, and Hotel Embajador fill up fast, and prices climb weekly from November onward. Waiting until December to book a January stay in Punta del Este is a real mistake we've watched people make. You'll end up in a Maldonado apartment wondering where the beach went.
March through May is a totally different story. You can often book 2-3 weeks out and still get decent rates. Shoulder season at L'Auberge or Mantra drops significantly from peak prices. October and November are the sweet spot for budget travelers: the weather is warming up to 18-22°C, and $85-130/night gets you a genuinely good room.

The Peninsula is shaped like a finger pointing into the Atlantic, with Playa Brava on one side and Playa Mansa on the other. You can walk from the lighthouse at the tip down Calle Gorlero to the port in about 20 minutes. Most of the restaurants, shops, and nightlife clubs are concentrated between Calles 20 and 31.
Hotel Embajador sits right in the heart of the Peninsula, and Hotel Arenas faces Playa Brava directly. Between them they cover the $105-185/night range. Hotel del Centro is a short walk away on the Gorlero strip and covers the budget end at $55-85/night.
Centro Punta del Este bleeds into the Peninsula and is more commercial. It's fine for a budget base but don't confuse it with the beachfront. The streets here are busier, noisier in summer, and the views are of traffic, not ocean.

La Barra starts just over the wobbly bridge on Ruta 10, about 8km east of the Peninsula. It has its own personality: surf shops, boutique stores, and restaurants that actually care about food. Manantiales beach here is wilder and more beautiful than anything on Playa Mansa.
Mantra Resort Spa and Casino at $190-290/night is a genuinely romantic property above the dunes. Fasano Las Piedras at $450-900/night is in a different category entirely: a Brazilian luxury brand that built casitas on a 200-hectare estate and made one of the best resort experiences in the region. Both are worth their prices. Neither apologizes for them.
La Barra gets crowded in January and the Ruta 10 traffic can back up badly near the bridge. But come in March or April and it's serene. The food scene here, particularly along the main strip before the bridge, is strong enough to justify the 15-minute taxi from the Peninsula.

Spring (September-November)

Book the Peninsula by October for January stays
Hotels on the Peninsula and Playa Mansa raise rates weekly from October onward. Hotel Embajador and the Conrad both show availability gaps by early December for January peak. If you're visiting during Carnival week in late January, 3 months advance is not excessive. We've seen people book in late December for mid-January and pay $50-80 more per night than they would have in October.
Check the parada number, not just the neighborhood name
Parada numbers run along Playa Mansa from the Peninsula outward. Parada 1 is near the tip of the Peninsula. Parada 4 is the Conrad's stretch of beach. Parada 10 is significantly further and less convenient without a car. Any hotel listing that says 'Playa Mansa' without specifying a parada number is hiding something. Ask before booking.
Ruta 10 traffic in January is genuinely bad
If you're staying in La Barra or east of the bridge, budget 30-45 minutes for a taxi to the Peninsula on weekend afternoons in January. What's normally a 15-minute drive becomes a crawl past the bridge. Fasano and Mantra guests often just stay put for dinner, which is fine since both properties have solid restaurants. But if you want flexibility, a car rental for $45-55/day from Maldonado Airport changes your whole trip.
