01

East Nashville

Cheaper than Broadway, twice the character

Mid-range $90-$140/night

Cross the Cumberland River and rates drop fast. Five Points is the heart, with Rosepepper Cantina, I Dream of Weenie, and a stack of dive bars on Woodland Street. The Five Points Pizza area has the best concentration of cheap eats. Riverside Village further north is quieter and even cheaper. You'll find motels and small hotels along Gallatin Pike that run $90 weeknights, plus Airbnb stock in bungalows on Holly Street and Eastland Avenue. The neighborhood feels lived-in, not built for tourists. Bring a rideshare budget because walking to Broadway takes 35 minutes across the bridge.

Best for
Travelers who want personality over polish
Walk times
  • Five Points to Cumberland River 12 min
  • Eastland Ave to Rosepepper Cantina 8 min
  • Gallatin Pike to Five Points 15 min
Skip if: You want to walk to honky-tonks at 1am
Local tip: Take the bus 56 from Five Points to downtown. It runs every 20 minutes and costs $2.

Midtown

Central enough to walk, cheap enough to sleep

Mid-range $110-$160/night

Sandwiched between Vanderbilt and downtown, Midtown gives you walkable access without Broadway prices. Elliston Place has the rock clubs (Exit/In, The End) and student-priced food. West End Avenue runs the spine, lined with mid-tier hotels and the occasional motel that hasn't been converted to luxury yet. Hillsboro Village to the south is upscale but the dive bars on Division Street stay cheap. Centennial Park gives you a free Parthenon replica. You can walk to Music Row in 10 minutes and grab the bus down West End to Broadway in 15. Rooms here run $110 to $160 weeknights, doubling on game weekends.

Best for
First-time visitors who want central without paying SoBro rates
Walk times
  • West End Ave to Centennial Park 5 min
  • Elliston Place to Vanderbilt campus 10 min
  • Music Row to Broadway 18 min
Skip if: Vanderbilt has a home football game (rates spike 3x)
Local tip: Avoid the West End hotels closest to I-440. The freeway noise is worse than the savings.

Berry Hill

The musicians' neighborhood, quietly affordable

Budget $75-$120/night

Three miles south of downtown, Berry Hill is a working-class pocket of recording studios and bungalows. Bransford Avenue and Columbine Place have the cheapest motels in the city limits, with rooms under $80 weeknights. The neighborhood is quiet because nobody's drinking on the streets. Sip Cafe on Bransford makes the best $5 breakfast in Nashville. You're 8 minutes by car to Broadway and 5 minutes to the 100 Oaks shopping plaza, which has every chain restaurant you need. The catch: walking is limited to a few blocks. Plan on driving or rideshare for everything past Thompson Lane.

Best for
Drivers who want a parking spot and a quiet room
Walk times
  • Bransford Ave to Sip Cafe 4 min
  • Columbine Pl to 100 Oaks 12 min
  • Berry Hill core to nearest bus stop 8 min
Skip if: You don't have a car and refuse to use rideshare
Local tip: The motels on Bransford near Thompson Lane look rough but are clean. Read recent reviews for the specific property.

Donelson

Sleep cheap, fly out fast

Budget $70-$110/night

Donelson sits between downtown and BNA airport, ten minutes from each. Lebanon Pike and Elm Hill Pike have a string of chain hotels (Days Inn, La Quinta, older Hampton Inns) priced $70 to $110 weeknights. The Opry Mills mall and Grand Ole Opry are 5 minutes north. There's nothing walkable except gas stations and chain restaurants, but the bus 18 runs from Donelson Pike to downtown in 25 minutes. The Stones River Greenway starts here and runs along the river, free and underused. Best use case: you have an early flight, a late arrival, or you just want a clean room and don't care about ambiance.

Best for
Airport stays and road trippers
Walk times
  • Lebanon Pike to Opry Mills: too far, drive 5 min
  • Donelson Pike to airport shuttle 3 min
  • Elm Hill Pike to nearest restaurant 6 min
Skip if: You want any walkable nightlife or atmosphere
Local tip: Hotels right on Donelson Pike near the airport include free shuttles. Confirm the schedule when booking. Some only run 6am to 10pm.

What's the cheapest area to stay in Nashville?

Donelson and Berry Hill have the lowest rates, both with rooms under $90 weeknights. Donelson is closer to the airport but has zero walkability. Berry Hill is quieter and 8 minutes from Broadway by car.

Can I stay near Broadway on a budget?

Not really. SoBro and the Gulch run $200 plus on weeknights and $400 on weekends. Midtown is the closest budget-friendly option at $110 to $160, with a 15-minute bus ride or 25-minute walk to Broadway.

How much should I budget per night for a cheap Nashville hotel?

Plan on $80 to $120 weeknights for a clean room in Berry Hill, Donelson, or East Nashville. Weekends jump 50 to 80 percent. Avoid CMA Fest weekend in June and football Saturdays unless you book 3 months out.

Is East Nashville safe for budget travelers?

Yes, the Five Points and Riverside Village areas are walkable and well-lit until late. Avoid the stretch of Gallatin Pike north of Trinity Lane after dark. Stick to the side streets off Eastland Avenue and Holly Street.
