Margarita sits on Nissi Avenue about a ten-minute walk from Nissi Beach, making it one of the better budget picks in the area. Rooms are straightforward and kept tidy, with a small pool in the courtyard that gets busy midday. The breakfast spread is simple but included in the rate, which helps stretch the budget. Bella Napa Bay Hotel

Makronissos, Ayia Napa $105–165/night 8.1/10

Bella Napa Bay sits right on the Makronissos coastline, giving most rooms a direct sea view from the balcony. The beach access is immediate and the water here is calmer than the main Nissi stretch. Rooms are mid-size with updated bathrooms and decent air conditioning. The on-site restaurant does a good grilled fish that competes with the standalone tavernas nearby. A solid choice for couples or families who want a quieter coastal setting.

#4

Dome Beach Hotel

Konnos Bay Road, Ayia Napa $120–185/night 8.3/10

The private beach area is well maintained and far less crowded than Nissi. Rooms are spacious with warm tones and good balcony space. The pool area has a relaxed atmosphere and the bar staff are attentive without being pushy. Rent a scooter to reach the main strip easily in about fifteen minutes.

#5

Anesis Hotel

Limanaki Harbour, Ayia Napa $130–190/night 8.5/10

Anesis is positioned right near the Limanaki fishing harbour, giving guests a quieter corner of Ayia Napa while still being five minutes from the main square. The harbour view rooms are worth requesting at booking. Rooms are well kept with updated fixtures and the beds are noticeably comfortable for this price tier. The breakfast terrace overlooking the water is one of the better morning settings in town. Popular with couples and repeat visitors who know the area well.

#6

Chrysomare Beach Hotel

Grecian Bay, Ayia Napa $145–210/night 8.4/10

The hotel has a dedicated kids pool and a shallow entry point on the beach that parents appreciate. Standard rooms are a good size and suites with a kitchenette are available for longer stays. The evening buffet covers a lot of ground, with both local Cypriot dishes and familiar international options. Family logistics like cots and high chairs are handled without needing to ask twice.

Nissi Beach Resort hotel interior
#7

Nissi Beach Resort

Nissi Beach, Ayia Napa $175–240/night 8.9/10

Nissi Beach Resort is the landmark property right on Nissi Beach, arguably the most famous strip of sand in Cyprus. The hotel owns a large section of beachfront and the setup is well organised with sunbeds, watersports, and multiple pools on site. Rooms were recently updated and the sea-view categories are genuinely impressive at sunset. Food quality across the restaurants is consistent, which is not always the case at large resorts. If being directly on Nissi is the priority, this is the hotel that delivers it properly.

Check Availability
Cavo Maris Beach Hotel hotel interior
#8

Cavo Maris Beach Hotel

Makronissos Beach, Ayia Napa $195–250/night 8.7/10

Cavo Maris occupies a quiet end of Makronissos Beach and draws a notably calmer crowd than the party-focused hotels closer to town. The superior rooms with sea-view terraces are the standout here and worth the small upgrade cost. Service is attentive and unhurried, which makes a real difference on a longer stay. The infinity pool area is well designed and feels private despite the hotel's size. Good restaurants within walking distance along the coastal path add flexibility beyond the on-site dining.

Check Availability
Olympic Lagoon Resort hotel interior
#9

Olympic Lagoon Resort

Nissi Avenue, Ayia Napa $265–380/night 9.1/10

Olympic Lagoon is one of the top full-service resorts in Ayia Napa, sitting on Nissi Avenue with its own private beach access and a sprawling lagoon pool complex. The adults-only section keeps things noticeably more peaceful for guests who want it. Rooms are large, properly appointed, and the bathroom quality stands above most competitors in this market. The spa is genuine and not just a token offering, with skilled therapists and well-maintained facilities. Dining across the three restaurants is consistently strong, with the seafood terrace being the highlight.

Asterias Beach Hotel hotel interior
#10

Asterias Beach Hotel

Sandy Bay, Ayia Napa $310–450/night 9.3/10

Asterias Beach is a boutique luxury property on Sandy Bay, east of the main town, with a refined atmosphere that feels genuinely different from the larger resort hotels. The rooms are individually styled and the higher-category suites have private plunge pools on the terrace. Staff-to-guest ratio is high and service is personalised in a way that larger properties simply cannot match. The beach here is quieter and cleaner than Nissi, which many guests consider the main selling point. Dining is excellent with a focus on Cypriot produce prepared with care.

Where to Stay in Ayia Napa

The neighborhood you pick matters more than the hotel.

First time in Ayia Napa? Start here.

Ayia Napa is small. You can walk from the Town Square to Nissi Beach in 25 minutes along Nissi Avenue, and that corridor is where most of the action sits. Get your bearings at Limanaki Harbour first. grab a coffee, look at the map, and decide whether you want beach energy or relative peace.

Makronissos is the quieter, more upscale end of town. Nissi Beach is the party and the postcard shots. Konnos Bay and Grecian Bay sit further east toward Cape Greco and feel almost like a different resort entirely. Know which one you're after before you book. it changes everything about which hotel makes sense for you.

How to pick the right neighborhood

Town Centre is the cheapest but the noisiest. Pantelia Hotel is fine if you're on a tight budget and treat the room as purely a place to sleep. Nissi Avenue is mid-range, practical, and walking distance to the best-known beach. Makronissos Beach and Grecian Bay are where the better hotels sit. quieter, more polished, and yes, more expensive at $105-250/night.

Limanaki Harbour is underrated for location. Anesis Hotel sits right there, and the harbour has proper waterfront restaurants plus a 10-minute walk to the Monastery area. Sandy Bay, where Asterias Beach Hotel is, is the most exclusive end of Ayia Napa. You won't stumble on it by accident.

Avoiding the noise problem

Ayia Napa's club scene is real and it's concentrated. The strip around Grigori Afxentiou and the lanes leading off the Town Square run loud until dawn from June through September. If your hotel is within 500m of the Square, ask specifically for a room facing away from the main street.

Hotels on Makronissos Beach, Konnos Bay Road, and Grecian Bay are genuinely removed from the noise. Dome Beach Hotel on Konnos Bay Road is a good 20-minute drive from the nightlife zone. That's either a feature or a bug depending on what you're after.

Getting around without a hire car

Taxis are the default. A ride from Nissi Beach to Konnos Bay Road is around €12-18 depending on time of day. The seasonal shuttle bus runs between Nissi Beach and the Town Square roughly every 30 minutes in peak season and costs €2 each way. Renting a quad bike is popular but gets confiscated occasionally on certain roads near Cape Greco National Forest Park.

From Larnaca Airport, Route 425 bus is the budget option at under €5 but it takes 75 minutes and stops running early evening. A pre-booked private transfer costs €35-45 and is worth every cent on a late arrival. Don't count on local buses for anything after 9pm.

When to book and how far ahead

July and August are fully booked at the better hotels by April. Nissi Beach Resort and Asterias Beach Hotel both sell out their best rooms 3-4 months in advance for peak summer. If you're coming in those months, book in February or March. We're not exaggerating.

For June or September, 6-8 weeks out is usually fine. The shoulder season window from late April to late May is genuinely underbooked and prices on Nissi Avenue drop 25-35% versus August. That's the window smart travellers exploit.

What the hotel ratings actually mean here

A 7.5 in Ayia Napa often means solid budget value, not a bad hotel. Margarita Hotel rates 7.6 and it's a genuinely decent mid-range stay on Nissi Avenue. The jump from 8.0 to 8.5 is where you start getting proper beach access, better pools, and staff that actually care. Anything above 8.7 at Cavo Maris or Asterias Beach is a legitimately excellent hotel by international standards.

Don't chase the highest number without checking what category it's in. A 9.1 at Olympic Lagoon Resort is a resort experience at $265-380/night. A 7.6 at Margarita is coffee and a walk to the beach for $65-95. Both can be exactly right depending on your trip.

Ayia Napa's best neighborhoods

Nissi Beach and Makronissos are where you want to be. Staying near the Town Centre saves money but costs you in noise and a genuine beach experience.

Nissi Beach & Nissi Avenue 2 vetted hotels

The heart of the action. famous beach, buzzing strip, full-on summer energy.

Nissi Beach is the most photographed stretch of sand in Cyprus. The water is shallow and turquoise for about 200m out, the sun loungers fill by 9am in July and August, and the energy is relentlessly social. Nissi Avenue runs parallel, lined with bars, restaurants, and a couple of our vetted hotels.

Margarita Hotel sits right on Nissi Avenue at $65-95/night and is one of the best-value addresses in this entire area. Nissi Beach Resort is the premium option, located directly on the beach at $175-240/night, and it earns every cent with a genuinely stunning beachfront pool setup and consistently high service.

The noise level here is real after 11pm. If you're a light sleeper or travelling with young kids, this isn't your zone. But if you want the full Ayia Napa experience without spending a fortune on taxis every night, Nissi Avenue puts everything within reach.

Best areas Nissi Beach, Nissi Avenue
Price range $65-240/night
Best for Young travellers, beach lovers, party crowd
Avoid Back-street budget hotels with no AC. it gets to 38°C in August
Best months June, September
Makronissos Beach 2 vetted hotels

Quieter, cleaner, classier. the western end of Ayia Napa that the party crowd overlooks.

Makronissos is about 3 km west of Nissi Beach and the contrast is immediate. The beach is less crowded, the water is just as clear, and the hotels here are among the most polished in the resort. Bella Napa Bay Hotel starts at $105/night and is excellent value for the location.

Cavo Maris Beach Hotel is the standout here. Perched right on Makronissos Beach at $195-250/night, it's the kind of place couples book for honeymoons and don't regret. The spa facilities, the private stretch of beach, and the calm atmosphere make it a legitimate romantic destination.

You'll need taxis or a hire car to reach the nightlife if that's your thing, and they run about €12-15 into the Town Centre. But honestly, most guests at Makronissos are here to not be anywhere near the nightlife. That's the point.

Best areas Makronissos Beach, west coastal road
Price range $105-250/night
Best for Couples, quiet beach holidays, honeymoons
Avoid Booking without checking beach access. some properties claim Makronissos but are 10 minutes walk from it
Best months May, June, September, October
Limanaki Harbour & Town Centre 2 vetted hotels

Central, walkable, and genuinely atmospheric. if you can handle the weekend noise.

Limanaki Harbour is the most characterful part of Ayia Napa. Fishing boats, waterfront restaurants, the scent of grilled seafood most evenings, and a proper Cypriot neighbourhood feel that the beach zones don't have. Anesis Hotel is right here at $130-190/night and it's consistently one of our most-recommended properties.

The Town Centre sits about 10 minutes walk from the harbour. Pantelia Hotel covers the budget end at $45-75/night and does its job honestly: clean rooms, central location, easy walking to the Monastery area and the Square. It's not glamorous but it works.

Friday and Saturday nights around the Town Square get loud until 4-5am from June through September. Limanaki Harbour is noticeably calmer and just a short walk away. If you're staying at Pantelia, ask for a room on the upper floors facing away from Grigori Afxentiou.

Best areas Limanaki Harbour, Monastery Quarter
Price range $45-190/night
Best for Budget travellers, culture-curious visitors, harbour dining
Avoid Rooms facing the Town Square in peak season. the clubs are directly below
Best months April, May, October
Konnos Bay & Grecian Bay 2 vetted hotels

The quietest, most scenic end of Ayia Napa. closer to Cape Greco than to the club strip.

Konnos Bay Road leads you east toward Cape Greco National Forest Park, and the landscape changes noticeably. Rocky cliffs, quieter coves, and a pace of life that has nothing in common with the Nissi Avenue strip. Dome Beach Hotel sits out here at $120-185/night and the setting justifies the price completely.

Chrysomare Beach Hotel is on Grecian Bay, one of the most consistently calm and family-friendly beaches in the area. At $145-210/night it's a solid family investment: good kids' facilities, shallow bay, and 15 minutes by taxi from WaterWorld Waterpark on the main road toward Larnaca.

This area genuinely suits families and anyone who wants Cyprus over 'Ayia Napa the brand'. You're 20-25 minutes from the Town Centre by taxi, which keeps you sane. Cape Greco is about 10 minutes east and the coastal walks there are spectacular.

Best areas Konnos Bay, Grecian Bay, Cape Greco road
Price range $120-210/night
Best for Families, nature lovers, people who've done the party scene
Avoid Assuming you can walk to restaurants. you'll need a taxi most evenings
Best months May, June, September
Sandy Bay & Luxury End 2 vetted hotels

Top-tier hotels, serious beach, and a price tag to match. this is Ayia Napa at its best.

Sandy Bay is where Ayia Napa stops pretending to be a budget destination and just commits to excellence. Asterias Beach Hotel is here at $310-450/night and carries a 9.3 rating for a reason. The beach is pristine, the service is polished, and the whole atmosphere feels several levels above the Nissi Avenue buzz.

Olympic Lagoon Resort on Nissi Avenue bridges the gap between upscale resort and genuine luxury at $265-380/night. The facilities are full resort-scale: multiple pools, a proper spa, restaurants that actually warrant skipping the tavernas outside. It rates 9.1 and has consistently delivered for guests across all our tracking seasons.

These aren't hotels you apologise for spending money on. They're worth it. Book 3-4 months ahead for July-August or the best room categories will be gone.

Best areas Sandy Bay, upper Nissi Avenue
Price range $265-450/night
Best for Luxury travellers, couples, special occasions
Avoid Booking a standard room and expecting the same experience as a sea-view suite. the upgrade matters here
Best months June, September, October

Best Areas by Vibe

Tell us how you travel and we'll point you to the right part of Ayia Napa.

Romantic

Makronissos Beach is the call for couples. Cavo Maris Beach Hotel has a private beach stretch and a spa that consistently gets it right for anniversaries and honeymoons.

Culture

The Monastery Quarter near Limanaki Harbour is the most authentic part of Ayia Napa, with the 16th-century Monastery right in the centre. You're 5 minutes walk from the best local tavernas on the harbour.

Family

Grecian Bay is the family sweet spot. shallow calm water, Chrysomare Beach Hotel directly on the beach, and WaterWorld Waterpark just 15 minutes away by taxi.

Budget

Nissi Avenue delivers the most budget-friendly options that aren't depressing. Margarita Hotel at $65-95/night gives you a walkable location and enough facilities to not feel short-changed.

Beach

Nissi Beach is the iconic choice, turquoise and shallow, but Konnos Bay is less crowded and arguably more beautiful. Dome Beach Hotel on Konnos Bay Road puts you right at the water's edge.

Foodie

Limanaki Harbour has the best concentration of genuine Cypriot seafood restaurants in the resort. Stay at Anesis Hotel and you can walk to half a dozen waterfront spots in under 5 minutes.

40%

Location Quality

Is the neighborhood walkable? Are restaurants, shops, and attractions within 10 minutes on foot? How does it feel after dark? We evaluate safety, public transport access, and whether the area has genuine local character or just tourist traps. A hotel in the wrong neighborhood ruins a trip. That's why location carries the most weight.

30%

Value for Money

We compare what you pay against what you get. A €150 hotel with a great location, clean rooms, and helpful staff can outscore a €500 hotel with fancy amenities in a bad area. We factor in seasonal pricing, cancellation policies, and hidden costs like tourist tax and breakfast surcharges. The goal is finding the best ratio, not the lowest price.

30%

Guest Experience

We analyze thousands of verified guest reviews across multiple platforms, looking for patterns rather than individual complaints. Consistent praise for cleanliness, staff, and room quality counts. We also assess the intangibles: does the hotel have character? Would you recommend it to a friend? A soul-less chain hotel with perfect facilities still loses to a well-run boutique with personality.

When to Visit Ayia Napa

When to visit Ayia Napa and what to pay.

Peak

Summer (June-August)

Avg hotel: $145-380/nightCrowds: HighTemp: 30-38°C

This is Ayia Napa at full volume. Nissi Beach is packed, clubs on Grigori Afxentiou run every night, and hotel rates at Nissi Beach Resort hit $175-240/night or higher. Book 3-4 months ahead or accept whatever's left. August is the peak of the peak: the Ayia Napa International Festival runs in the Town Square, ferry transfers to Protaras sell out, and every sun lounger on Nissi Beach is claimed by 8:30am.

Budget Friendly

Winter (November-March)

Avg hotel: $45-120/nightCrowds: LowTemp: 12-18°C

Ayia Napa in winter is a different resort almost entirely. Pantelia Hotel drops to $45-55/night, half the restaurants on Nissi Avenue close, and the beaches are empty. Temperatures sit at 12-18°C, which is mild but not beach weather. It works if you're here for hiking Cape Greco or exploring the Monastery Quarter without tourists everywhere, but don't expect the resort experience.

Booking Tips for Ayia Napa

Insider tips for booking hotels in Ayia Napa.

Book Nissi Beach Resort rooms facing the sea, not the road

Nissi Beach Resort has rooms that face the car park side on Nissi Avenue. they're cheaper and they'll quietly ruin your stay. Request a sea-facing room or a pool-view room specifically when booking. The price difference is usually $20-35/night and every cent of it is worth paying.

Arrive on a Sunday if you can

Saturday night is the loudest night in Ayia Napa by a wide margin. The clubs near the Town Square run full capacity and the streets around Grigori Afxentiou are packed until sunrise. Arriving Sunday morning means you settle in on a quiet day, get your bearings around Limanaki Harbour, and hit the beach Monday fresh rather than wrecked from a first night of noise.

Don't trust 'beachfront' in hotel descriptions

Several hotels on the Nissi Avenue strip use 'beachfront' or 'beach hotel' for properties that are an 8-12 minute walk from the sand. Open Google Maps, drop a pin on the hotel address, and check the actual distance to Nissi Beach before you book. We've seen guests pay premium rates at properties where the beach is across a busy road and a car park.

The €2 shuttle bus saves you real money

In peak season, a seasonal shuttle runs between Nissi Beach and the Town Square roughly every 30 minutes from 9am to 8pm. It costs €2 each way. A taxi for the same 2 km stretch costs €8-12 in peak season. If you're doing that journey twice a day for a week, the shuttle saves you €80-100 easily.

Cape Greco is free and worth a half-day

Cape Greco National Forest Park is 10-15 minutes east by taxi from Konnos Bay and costs nothing to enter. The coastal path to the sea caves at Konnos Bay is about 45 minutes on foot and one of the genuinely memorable things you can do around Ayia Napa. Go before 10am in summer or it gets hot fast at 32-35°C on exposed trail sections.

For luxury, September beats August every time

If you're staying at Asterias Beach Hotel or Olympic Lagoon Resort and money matters at all, book September over August. Rates drop $40-80/night from August peaks, the pools are less crowded, and the beach is genuinely more pleasant at 28-29°C air temperature versus 37°C in August. The sea is still 26-27°C. It's a straightforwardly better version of the same trip for less money.

Hotels in Ayia Napa — FAQ

Everything you need to know before booking hotels in Ayia Napa.

What's the best area to stay in Ayia Napa?

Nissi Beach and Makronissos are the two areas worth prioritising. Nissi Beach puts you within 5 minutes walk of the water and close to the better bars on Nissi Avenue. Makronissos is quieter, beaches are less crowded, and hotels there tend to run $105-250/night. Avoid the Town Centre for anything longer than one night.

When is the cheapest time to visit Ayia Napa?

November through March is genuinely cheap. Hotels like Pantelia drop to $45-55/night and even mid-range options on Nissi Avenue sit around $65-90. The trade-off is that most beach clubs and half the restaurants shut completely by late October. April and late September are the sweet spot if you want both decent prices and actual sunshine.

Is Ayia Napa only for party tourists?

The reputation is earned but overblown. The club strip runs along Nissi Avenue and around the Town Square, so if you stay at Makronissos Beach or Konnos Bay Road you'll hear nothing. Families and couples do well at Chrysomare Beach Hotel on Grecian Bay or Dome Beach Hotel, both well clear of the noise. Roughly 40% of visitors in May and September are families or couples.

How far is Ayia Napa from Larnaca Airport?

About 45-55 minutes by taxi depending on traffic. A taxi from Larnaca Airport to Nissi Beach or the Town Centre runs €35-50. The public bus (Route 425) takes around 75 minutes and costs under €5, departing from the airport bus stop on the arrivals level. Pre-book a taxi if you're arriving after midnight since waiting times stretch to 30+ minutes.

What's the difference between Nissi Beach and Makronissos Beach?

Nissi Beach is famous, busy, and loud, especially July-August when sun loungers are packed by 9am. Makronissos is about 3 km west, noticeably calmer, and better for anyone who finds Nissi Beach a bit much. Hotels like Cavo Maris sit right on Makronissos Beach and charge $195-250/night for good reason. If you need the buzz, Nissi. If you want to actually relax, Makronissos.

Are there good budget hotels in Ayia Napa?

Yes, but you have to be realistic about location. Pantelia Hotel in the Town Centre goes for $45-75/night and it's decent, clean, and central. Margarita Hotel on Nissi Avenue is a step up at $65-95/night and better value because you're closer to the beach action. Don't expect sea views at either, but both are solid bases if you're spending most of your time outside the room.

Which Ayia Napa hotel is best for families?

Chrysomare Beach Hotel on Grecian Bay is the obvious answer at $145-210/night. It's got a proper kids' pool, direct beach access, and Grecian Bay itself is one of the calmer stretches of coastline with shallow water. Olympic Lagoon Resort on Nissi Avenue is the other strong option if budget isn't the issue, with full resort facilities including a waterpark zone for kids. Both are 10-15 minutes by taxi from WaterWorld Waterpark.

Is it worth paying for a sea-view room?

At hotels like Anesis on Limanaki Harbour or Asterias Beach Hotel on Sandy Bay, yes, absolutely. The Limanaki Harbour view at sunset is genuinely one of the better things you'll see in Ayia Napa and worth the extra $20-40/night. At budget hotels in the Town Centre, you're often paying for a view of a car park or a neighbouring building, so read the fine print before upgrading.

What's the best month to visit Ayia Napa?

June or September. June gives you 28-30°C water temperatures, long days, and the full beach season without the absolute crush of August. September drops crowds noticeably, hotels on Nissi Avenue often run 20-30% cheaper than August rates, and the sea stays warm at 26-27°C. August is the most popular month by a wide margin, which makes it the worst time to book last-minute.

Can you walk between the main beaches and hotels?

Nissi Beach to the Town Centre is about 20-25 minutes on foot along Nissi Avenue. Makronissos Beach to Nissi Beach is a longer 40-minute walk and most people take a taxi or the seasonal shuttle bus instead. Limanaki Harbour to the Town Square is just 8-10 minutes, which is why Anesis Hotel is so convenient for people who want nightlife access without being right in the middle of it.

Are Ayia Napa hotels all-inclusive worth it?

Depends entirely on your style. If you're planning to eat at local tavernas on Limanaki Harbour or around the Monastery area, an all-inclusive rate locks in cost you won't use fully. At a resort like Olympic Lagoon or Nissi Beach Resort where food and pool bars are genuinely good, all-inclusive makes sense and usually adds $40-70/night per person. Check what's actually included since 'all-inclusive' at some smaller Nissi Avenue hotels means very little.

What should I avoid when booking a hotel in Ayia Napa?

Don't book anything advertised as 'beachfront' without checking Google Maps first. Several hotels on the Nissi Avenue strip use that label for properties 800m from the water. Also avoid the back streets off the Town Square if light sleep matters to you. Clubs on Grigori Afxentiou and the surrounding lanes run until 5am in peak season. We've seen this mistake hundreds of times: guests book cheap, end up sleepless, and wish they'd spent an extra $30.
