Where to Stay in Protaras

The neighborhood you pick matters more than the hotel.

Fig Tree Bay vs. Cape Greco: which end of Protaras should you book?

Fig Tree Bay is central, walkable and buzzy. You're steps from the best beach, restaurants line Protaras Avenue, and everything from water sports to evening dining is within a 10-minute stroll. It's the right call for first-timers, families and anyone who wants convenience built in.

Cape Greco is the other end of the scale. It's quieter, more secluded, and the clifftop setting is genuinely spectacular. especially from the terrace at Grecian Park Hotel. The trade-off is you'll need a car or taxi for most errands. For couples or anyone who wants to escape the beach-strip energy, Cape Greco wins easily.

Protaras on a budget: where to stay and what to skip

Pernera is your base. It's about 15 minutes north of Fig Tree Bay on foot, the vibe is local and relaxed, and hotel prices here are genuinely $30-50/night cheaper than Fig Tree Bay equivalents. Sunrise Beach Hotel and Malama Beach Holiday Village both sit in Pernera, and neither will embarrass you.

Skip the cheap hotels clustered behind Protaras Centre on the inland side of Georgiou Seferi Street. You're paying for nothing. no beach access, no views, and bus connections are patchy. A few extra dollars in Pernera buys you a much better trip.

The real Protaras beach guide: not all beaches are equal

Fig Tree Bay is the headline act for good reason. Calm, clear, shallow and Blue Flag certified every year. But it fills up fast in July and August. by 10am, you're fighting for a spot. Konnos Bay, a 10-minute drive south toward Cape Greco, is smaller and more sheltered, and far less crowded even in peak season.

Green Bay, just north of Konnos, is almost unknown to package tourists and has great snorkelling straight off the rocks. Pernera Beach is the local's pick. quieter than Fig Tree Bay, cleaner than the Protaras Centre beaches, and a 2-minute walk from Malama Beach Holiday Village.

When to book what: Protaras's pricing calendar explained

July 15 through August 20 is as peak as it gets. Fig Tree Bay hotels hit their ceiling rates, and anything under $150/night in that window is either poorly located or has problems. Book at least 3-4 months ahead for this period, especially if you want Capo Bay or Cavo Maris.

May and late September are the real sweet spots. Temperatures are 24-28°C, the sea is warm from June's heat, and you'll find the same rooms at 25-35% less than August pricing. October is also underrated. quieter beaches, lower prices, and the Cape Greco hiking trails are genuinely pleasant in cooler air.

Protaras with kids: what actually matters when booking

Shallow water is non-negotiable for families with small kids, and Fig Tree Bay delivers that better than any other beach here. Florida Beach Hotel on the Protaras Centre strip has kids' clubs, pool zones and evening entertainment baked in. it's built around families in a way that some of the more boutique properties aren't.

The Protaras Luna Park on Cavo Greco Avenue runs rides and attractions through the evening, which gives older kids something to do beyond the beach. For toddlers, stay as close to Fig Tree Bay as your budget allows. the calm, lifeguarded water is worth paying a bit more for.

Protaras for couples: where to go, where to stay

Cape Greco is the answer. The coastal trail from the national park boundary toward the sea caves at Cyclops Cave and the Blue Lagoon is one of the most scenic walks on the island. 45 minutes each way, with cliffs dropping into deep blue water most of the route. Ananti Resort and Grecian Park Hotel are both designed with couples in mind, and neither is trying to be a family resort.

If Cape Greco is outside your budget, Vrissiana Beach Hotel on the quieter Vrissiana Beach strip gives you a similar stripped-back feel at a lower price. It's off the main tourist corridor, about 10 minutes walk from the nearest Fig Tree Bay crowds, and that separation is exactly the point.

Protaras's best neighborhoods

Protaras splits neatly into five zones, each with a different feel and price point. Fig Tree Bay is the no-brainer for first-timers. but Cape Greco is where the serious travellers end up staying.

Fig Tree Bay 2 vetted hotels

Protaras's best beach, right outside your door.

Fig Tree Bay is the centre of gravity for Protaras. The beach itself. Blue Flag every year, clear shallow water, fine sand. is the reason most people come to this corner of Cyprus. Hotels here are priced to reflect that, and honestly, the premium is worth it for at least part of your stay.

Capo Bay Hotel and Cavo Maris Beach Hotel are both within a few minutes' walk of the waterfront. Protaras Avenue runs the length of the bay with restaurants, cafes and shops, so you don't need a car for anything day-to-day. It does get busy. July and August are genuinely packed. but that energy is part of what Fig Tree Bay is.

This is the right base for first-time visitors, anyone who wants walkability, and families who need easy beach access. If you want something quieter, look at Cape Greco or Vrissiana instead. But for the full Protaras experience, Fig Tree Bay is where it happens.

Best areas Fig Tree Bay beachfront, Protaras Avenue
Price range $110-190/night
Best for First-timers, beach lovers, families
Avoid Inland side streets off Protaras Avenue. no sea views, same price
Best months May-June, September-October
Cape Greco 2 vetted hotels

Clifftop drama, total quiet, and Cyprus's best hiking.

Cape Greco sits at the southeastern tip of Cyprus, where the national forest park meets the sea. It's the most dramatic landscape in the Protaras area. sea caves, cliffs and deep blue water in every direction. The two hotels here, Ananti Resort and Grecian Park Hotel, are properly luxury and built to match the setting.

Grecian Park is one of the best hotels in Cyprus full stop. The clifftop position above Konnos Bay, the pool terraces, the quality of the rooms. it justifies the $260-390/night rate in a way that few hotels manage. Ananti leans more romantic, with private-feeling residences and a beach club that's worth visiting even if you're staying elsewhere.

You need a car here. There's no walkable village strip, the nearest supermarket is 10 minutes away, and dining options are limited to the hotel restaurants unless you drive toward Protaras Centre. That's a real trade-off. But if your trip is about scenery, privacy and quality over convenience, Cape Greco is the clear winner.

Best areas Cape Greco cliffs, Konnos Bay
Price range $175-390/night
Best for Couples, luxury travellers, hikers
Avoid Booking without a car. you'll feel stranded
Best months April-June, September-October
Pernera 3 vetted hotels

Honest prices, local feel, and the budget traveller's best call.

Pernera is about 15 minutes walk north of Fig Tree Bay and about 20% cheaper across the board. It's where Sunrise Beach Hotel, Malama Beach Holiday Village and Sunrise Pearl Hotel and Spa all sit. an interesting mix of budget and genuine luxury, which tells you something about the neighbourhood's appeal beyond just price.

Pernera Beach itself is underrated. It's calmer than Fig Tree Bay, less crowded even in August, and the water is the same clear Cypriot blue. The local dining strip along Protaras-Paralimni Road has tavernas that don't inflate prices for tourists the way the Fig Tree Bay strip does. A grilled sea bass at a Pernera taverna runs €14-18; the same dish near the bay costs €22-28.

Sunrise Pearl Hotel and Spa is the wildcard here. At $295-450/night it's the most expensive hotel in our list, and it's in Pernera rather than Cape Greco. The spa and design quality earn that rate. it's just worth knowing you're in a residential-feeling area rather than beachfront central.

Best areas Pernera Beach, Protaras-Paralimni Road
Price range $55-450/night
Best for Budget travellers, spa seekers, repeat visitors
Avoid Budget hotels more than 500m from the coast. no payoff
Best months May-June, September-October
Protaras Centre & Vrissiana 2 vetted hotels

Family-friendly strip with more going on after dark.

Protaras Centre is the commercial heart of the resort. Cavo Greco Avenue and the main strip have mini-markets, restaurants, the Luna Park, and a more buzzy evening energy than the quieter ends of town. Florida Beach Hotel is the standout here. it's purpose-built for families, with kids' clubs, multiple pools and evening entertainment.

Vrissiana Beach is a short walk north of centre, slightly removed from the strip, and has a noticeably different feel. Vrissiana Boutique Beach Hotel is one of the most underrated picks in Protaras. small, personal, on a quieter stretch of coast, and priced at $140-210/night, which is fair for the quality. It's 10 minutes walk from the busier Protaras Avenue restaurants.

This zone suits families who want activities and evening options built in, and couples who want something boutique without paying Cape Greco prices. The beach in front of Florida Hotel is good but not quite Fig Tree Bay standard. the sand is coarser and the water slightly less sheltered.

Best areas Vrissiana Beach, Cavo Greco Avenue
Price range $140-220/night
Best for Families, couples, travellers wanting evening options
Avoid Inland side streets. noise from Cavo Greco Avenue carries
Best months June-September
Kapparis 1 vetted hotel

North of the tourist strip, quieter and genuinely local.

Kapparis is the northernmost area in our Protaras coverage, about 3km from Pernera and 5km from Fig Tree Bay. It's more residential than resort. local families, long-stay visitors, and people who specifically want to avoid the beach-strip energy. Odessa Beach Hotel is the sole pick here, and at $195-270/night with a rating of 8.7, it earns its Top Rated badge.

The beach at Kapparis is wide and much less crowded than anything further south. On a July morning when Fig Tree Bay is standing room only, Kapparis beaches have space. The trade-off is real though: without a car, dining and evening options are limited to what's walkable, which isn't much.

This is a niche recommendation. Get it right. car, no kids, midweek arrival. and Kapparis is excellent. Get it wrong. no wheels, hoping to walk to restaurants. and you'll spend half your trip in taxis.

Best areas Kapparis Beach, Kapparis coastal road
Price range $195-270/night
Best for Couples, repeat visitors, quiet beach seekers
Avoid Booking without a car. truly isolated without one
Best months May-June, September-October

Best Areas by Vibe

Tell us how you travel and we'll point you to the right part of Protaras.

Romantic

Cape Greco is the pick. clifftop sunsets, sea caves and a level of quiet that Fig Tree Bay simply can't offer. Ananti Resort's private beach club setting does most of the work for you.

Culture

The Church of Profitis Ilias on Windmill Hill gives you the best view of Protaras and a piece of genuine local heritage. it's a 15-minute walk from Fig Tree Bay and almost always quiet. The Cape Greco National Forest Park has Bronze Age ruins worth seeking out on the eastern trail.

Family

Stay in the Protaras Centre zone near Cavo Greco Avenue. the Luna Park, shallow beaches and Florida Beach Hotel's kids' club make it the most practical family base on the strip.

Budget

Pernera delivers real value. rooms from $55/night, a proper beach within walking distance, and taverna dinners for €14-18 on the Protaras-Paralimni Road.

Beach

Fig Tree Bay is the headline, full stop. Blue Flag, shallow calm water, and Capo Bay Hotel sits right on its southern curve with zero commute to the sand.

Foodie

The Pernera taverna strip along Protaras-Paralimni Road is where locals actually eat. fresh seafood without the tourist markup, 20 minutes walk from the Fig Tree Bay crowds.

40%

Location Quality

Is the neighborhood walkable? Are restaurants, shops, and attractions within 10 minutes on foot? How does it feel after dark? We evaluate safety, public transport access, and whether the area has genuine local character or just tourist traps. A hotel in the wrong neighborhood ruins a trip. That's why location carries the most weight.

30%

Value for Money

We compare what you pay against what you get. A €150 hotel with a great location, clean rooms, and helpful staff can outscore a €500 hotel with fancy amenities in a bad area. We factor in seasonal pricing, cancellation policies, and hidden costs like tourist tax and breakfast surcharges. The goal is finding the best ratio, not the lowest price.

30%

Guest Experience

We analyze thousands of verified guest reviews across multiple platforms, looking for patterns rather than individual complaints. Consistent praise for cleanliness, staff, and room quality counts. We also assess the intangibles: does the hotel have character? Would you recommend it to a friend? A soul-less chain hotel with perfect facilities still loses to a well-run boutique with personality.

When to Visit Protaras

When to visit Protaras and what to pay.

Peak

Peak Summer (July-August)

Avg hotel: $150-390/nightCrowds: HighTemp: 30-36°C

This is Cyprus at its hottest and most crowded. Fig Tree Bay fills by 9am, Protaras Avenue gets gridlocked on weekends, and every decent hotel sells out weeks in advance. Rates at Capo Bay and Cavo Maris hit $175-190/night, and Cape Greco luxury jumps to $300-390/night. Worth it if beach energy and summer nightlife are the point. but book 3-4 months ahead.

Budget Friendly

Winter (November-March)

Avg hotel: $55-130/nightCrowds: LowTemp: 12-18°C

Most hotels close from November through February. Protaras is unambiguously a summer resort. The few that stay open, mostly in Pernera and Protaras Centre, drop to $55-90/night. Temperatures are 12-18°C, which is fine for walking but too cool for beach use. Unless you're combining with a Cape Greco hiking trip or visiting family in Paralimni, winter here is genuinely quiet. bordering on empty.

Booking Tips for Protaras

Insider tips for booking hotels in Protaras.

Don't book 'sea view' without checking the floor

Half the 'sea view' rooms in Protaras require you to stand on the balcony railing to actually see the water. When booking at Fig Tree Bay hotels, ask specifically for floors 3 or above, and check guest photos from recent reviews rather than the hotel's own shots. This mistake costs you more than money. it's the difference between waking up to the Mediterranean and waking up to a car park.

Rent a car for at least 2 days

Konnos Bay, the Blue Lagoon access points and the Cape Greco coastal trail from the eastern car park are all effectively inaccessible without wheels. Car rental from Larnaka Airport or from agencies on Protaras Avenue runs €25-40/day in shoulder season. Two days with a car lets you cover the entire Cape Greco peninsula and reach Ayia Napa (12km, 15 minutes) on your own schedule.

Book Cape Greco hotels 4-5 months early for August

Grecian Park Hotel and Ananti Resort have limited rooms and they fill completely by March for July-August. This isn't a generic 'book early' warning. these specific properties have 60-80 rooms each and cater to a clientele that plans ahead. If you're flexible on dates, the first week of September sees cancellations and occasional rate drops of €50-80/night on direct booking.

Eat on the Pernera side for real Cypriot food

The tavernas on Protaras-Paralimni Road in Pernera charge €14-18 for a full grilled fish plate, compared to €22-30 for the same meal on the Fig Tree Bay strip. Locals from Paralimni. the actual town 4km inland. eat in Pernera, not near the tourist beaches. That's your signal. Ask your hotel for the current favourite. it changes, but there's always one taverna that the staff eat at on their days off.

Half-board isn't always value here

Many Protaras hotels push half-board packages hard, but the local dining scene is good enough that you shouldn't feel locked in every night. At hotels like Florida Beach Hotel or Cavo Maris, the buffet dinner is decent but not remarkable. A better approach: take bed-and-breakfast, keep 2-3 dinners free for Pernera tavernas and the fish restaurants near Kapparis on the coastal road. You'll spend a similar amount and eat better.

The Protaras to Ayia Napa bus is your friend

Bus route 701 runs between Protaras and Ayia Napa from roughly 8am to midnight in peak season, with a €1.50 fare. It stops near Fig Tree Bay, Protaras Avenue and Pernera, making it genuinely useful rather than just theoretically available. Night taxis back from Ayia Napa cost €15-20, which is fine for a once-or-twice evening out without committing to staying in the noisier resort.

Are there any areas in Protaras to avoid?

What's the difference between Protaras and Ayia Napa?

The two are about 12km apart, and bus 701 connects them in under 20 minutes if you want a night out without staying in the chaos.

Which Protaras hotels are closest to Fig Tree Bay?

Capo Bay Hotel and Cavo Maris Beach Hotel are both directly on or adjacent to Fig Tree Bay, within 2-3 minutes walk of the water. Capo Bay wins slightly on position, right at the southern curve of the bay. If Fig Tree Bay access is your priority, these two are the ones to look at first. everything else involves a walk or a drive.

Is Protaras good for snorkelling and diving?

Cape Greco is one of the best snorkelling and diving spots in Cyprus, with underwater sea caves and visibility that regularly hits 20-25 metres. The Blue Lagoon, accessible by boat from Fig Tree Bay or by the coastal path from Cape Greco, is outstanding for snorkelling. Konnos Bay, about 10 minutes south of Fig Tree Bay by car, is calmer and great for beginners.

Do Protaras hotels include breakfast?

Most mid-range and luxury hotels in Protaras offer bed-and-breakfast or half-board packages. At Fig Tree Bay properties like Capo Bay, breakfast buffets are included in most rate tiers. Budget hotels in Pernera like Sunrise Beach Hotel often separate breakfast to keep base rates down. it's usually worth checking, since adding it on-site can cost €12-18 per person.

What's Cape Greco like as a place to stay?

It's Protaras's quietest and most dramatic area. The national forest park borders the hotel zone here, trails run directly to cliff lookouts and sea caves, and there's almost no street noise after 9pm. Ananti Resort and Grecian Park Hotel are the two standout properties here, and both cater firmly to couples and adults. The nearest supermarket is a 10-minute drive, so factor that in if self-catering matters to you.

How far is Protaras from Larnaka Airport?

Larnaka Airport is about 75km from Protaras. roughly 50-55 minutes by taxi in normal traffic. A metered taxi costs €50-65. Some hotels offer airport transfer packages, particularly the larger resorts in Fig Tree Bay and Cape Greco, so it's worth asking when you book. There's no direct public bus from the airport to Protaras, so a taxi or pre-booked transfer is the practical option.
